Sector 110A is the least standardised sector in this batch. On the one hand it holds Mahindra Aura, one of the more recognisable ready townships on the Delhi-side expressway; on the other, Square Yards lists a Balaji Apartment 2 at about ₹2,950 per sq ft. A buyer who sees both numbers may think the same sector is being quoted. In effect, they are different products in different conditions.
Here is how to read the data.
Location: closer to Palam Vihar than to New Gurgaon
Houssed's sector guide (14 March 2026) gives the sector a PIN of 122017, the Palam Vihar code, whereas the New Gurgaon sectors covered elsewhere in this series carry 122505 on Square Yards. That is a practical clue: 110A belongs to the established Palam Vihar and Delhi-border side of Gurgaon, not the newer western belt. Square Yards' listings describe projects there as having the Dwarka Expressway as the primary connectivity corridor.
On transit, no Gurugram metro station is open on the expressway; Square Yards' 9 September 2026 explainer puts the Sector 101 spur at 1.85 km, tentatively operational in 2028, and names Delhi's Dwarka stations as the working alternatives, without a distance for 110A. RealtyHunting's generic drive times (15-25 minutes to business hubs, 30-40 minutes to the airport) are shared wording across its sector pages and should be tested personally.
Prices: range, not average
The wide range reflects an old low-rise building sitting beside a premium township, not a pricing error. Compare like with like: a ready Aura 3 BHK against another Aura listing, not against the sector average.
- RealtyHunting (1 October 2026): Sector 110A at about ₹14,050 per sq ft, in a range of ₹10,000-20,350, with a 0.4 per cent decline over 12 months. Sector 110 is shown at ₹13,950-14,250.
- Square Yards project listings: Mahindra Aura at about ₹14,350 per sq ft from ₹1.72 crore; Balaji Apartment 2 at about ₹24 lakh and ₹2,950 per sq ft; several other projects 'price on request'. The portal shows no sector average for 110A.
Projects
Mahindra Lifespaces is the developer for Aura. We found no Property Point catalogue listing for Sector 110A today.
- Mahindra Aura (including its later phases): ready, 2 and 3 BHK low-rise and larger units; Square Yards lists Phase III and Phases IV and V as price on request, and the main listing from about ₹1.72 crore. The same project also appears under Sector 110 on some portals.
- Balaji Apartment 2: ready, about ₹24 lakh onward, a compact older building at the low end.
- The Emporium: ready, price on request; check its use before treating it as residential.
Schools and hospitals
Houssed's guide names GAV International School, Red Roses Public School, Presidium School and The Maurya School, and hospitals including Manipal Hospital, Park Hospital, Shivay Hospital and Kalyan Hospital, without distances. That guide carries a general disclaimer asking users to verify independently. In practice, the Palam Vihar side of Gurgaon and neighbouring Dwarka in Delhi have a longer-established school and hospital base than the western sectors, but check each distance and admission rules.
Rents and yield
RealtyHunting's sector tracking shows rents of ₹20,000-40,000 a month for 110A, and a gross yield range of 1.1-2.5 per cent across Sectors 110 and 110A. Applied to a ₹2-3 crore flat, ₹30,000 a month is about 1.2-1.8 per cent gross a year. Rent will not cover a mortgage; the case for 110A is self-use, not income.
What works in its favour
- An established Palam Vihar-side address with ready stock and a recognisable developer.
- Choice of price points, from older compact flats to a premium township.
- Closer to Delhi's Dwarka and the airport side than the western sectors.
Risks and trade-offs
- Slightly negative growth (minus 0.4 per cent over 12 months on RealtyHunting).
- Low rental yields of 1.1-2.5 per cent.
- Mixed product quality: very low-priced older buildings may have maintenance, parking or approvals issues; ask for the occupancy certificate and society accounts.
- Social infrastructure is still described as filling in by some sources, and data on exact distances is thin.
- Corridor oversupply risk in the ₹1.5-3 crore band, per ANAROCK via Outlook Money (9 September 2026).
Who it suits
- End-users who want a ready, branded low-rise flat on the Delhi side of the expressway.
- Families with ties to Palam Vihar, Dwarka or the airport side.
- Not for buyers seeking yield or rapid appreciation.
Our view
Sector 110A is a considered end-user purchase. Pick a ready, documented project, test the daily commute at your own peak hour, and negotiate against the flat growth data. Treat the low-priced listings as a different asset class that needs its own legal and maintenance diligence.
