Sector 10 is the sector in Old Gurgaon with a metro station inside Phase 1. Swarajya's report on land clearance for ten Phase 1 stations includes Sector 10, where roughly 720 square metres were sought, and the Tribune lists it among the first stations out of Millennium City Centre. That makes it a rare Old Gurgaon sector where the planned station is part of the earliest-built segment. It also sits beside the city's Civil Hospital, and the sector pair has the widest builder-floor price range of any established sector pair in Gurgaon.
What is here
Directories list Civil Hospital, Shri Balaji Hospital and Nice Care Medical Centre among the hospitals in Sector 10, and schools including Blue Bells Public School, Euro International School and Elegant Children's Academy. Meenakshi World School and Sri Chaitanya School are listed in Sector 10A. These are directory listings, not our own inspection, and we could not independently verify which are operating at the stated addresses, so visit before relying on them.
RealtyHunting (1 October 2026) says municipal water, sewer, schools, clinics and local markets are established in the pair, and that Basai Road gives access to Delhi via Old Delhi Road. It records no walkable metro today.
The widest price range in Old Gurgaon
RealtyHunting reports builder-floor asking prices of ₹6,550 to ₹13,850 per sq ft across Sector 10 and 10A, a 2.1 times spread, with total asking prices from about ₹69.43 lakh to ₹3.91 crore. Its examples:
- Entry stock: about 1,060 sq ft at ₹6,550 per sq ft, around ₹69.43 lakh.
- Mid-range three-bedroom: about 1,550 sq ft carpet at roughly ₹8,065 per sq ft, around ₹1.25 crore.
- Improved three-bedroom: about 1,800 sq ft carpet at around ₹13,889 per sq ft, about ₹2.5 crore.
- Top-end four-bedroom: about 2,400 sq ft built-up at around ₹13,850 per sq ft, about ₹3.75 crore.
A separate listing-portal figure for Sector 10A puts the average near ₹7,350 per sq ft (Housing.com area overview via search listing, undated), consistent with the lower half of that range. The two ends of the range are different products: an original floor in a plain building and a renovated or rebuilt corner floor. The averages tell you little; ask what is in front of you. Only around 17 floors in 10A and 10 or so in Sector 10 were listed at the time, so fewer than 30 listings across both. Price discovery is therefore weak, and a single unusual listing can distort the picture.
Metro: the strongest claim in Old Gurgaon, and its limits
Sector 10 is both named in the Tribune's station list (after Udyog Vihar Phase VI and before Sector 37) and in Swarajya's Phase 1 land-clearance list. Phase 1 was reported by Swarajya as 15.2 km, 14 elevated stations and ₹1,286 crore, with tender opening on 15 May 2025 and civil work expected from June 2025, delayed by underpass integration. The Tribune puts the whole corridor's target at December 2028 and says the cost has risen from about ₹5,400 crore in 2023 to above ₹8,000 crore.
The limits are the same as elsewhere: Phase 1 only runs to Sector 9, so a Sector 10 rider reaches Millennium City Centre and the Yellow Line interchange, not Cyber City, until the second phase exists. A July 2025 Swarajya report described the Cyber City end as stalled over the RRTS station question. Sector 10A is not itself named in the station lists we read, so confirm the actual station entrance location and the walking distance from your address when they are finalised.
Rent and yield
RealtyHunting's yield estimate for the pair is 2.4% to 3% gross, using a comparable-sector rent of ₹15 per sq ft per month from neighbouring Sector 9A. That is a borrowed benchmark, not a Sector 10 rent roll, so treat it as indicative. If rent matters to your case, ask for actual lease copies from the seller.
Things to check
- Which end of the price range you are really buying. Ask for age of construction, whether the floor has been rebuilt, and whether it has a lift.
- The sanctioned plan and completion papers. The High Court stayed Haryana's stilt-plus-four notification on 2 April 2026 (The Tribune); the stay was confirmed for Gurugram on 27 April (Swarajya), and on 4 May the court was told about 2,000 notices had been issued for covered stilts (The Tribune).
- Plot access and lane width. The court-appointed commission found internal roads in DLF Phase 1 (Sector 28) of only 3.9 to 4.8 metres against 10 to 12 metres prescribed (The Tribune); inspect the actual lane for any plot you consider, including fire-tender and ambulance access near the hospital.
- Registration. 7% for men, 5% for women, 6% jointly, with the fee capped at ₹50,000 above ₹90 lakh (RealtyHunting); circle rates were revised from 1 April 2026 (NBM&CW citing Square Yards).
Who it suits
Sector 10 and 10A suit buyers who value being near the hospital and an established market, who want a whole floor on a budget that can start below ₹1 crore, and who accept slower appreciation than the corridor sectors. They are less suited to those who work in Cyber City and cannot wait for Phase 2, and to buyers who need a tight, easily priced resale market.
Verdict
The combination of a named Phase 1 station, a major hospital and a wide price ladder makes this a pair worth studying, but the thin listing count means each purchase should be treated as its own valuation. Take a surveyor, read the plan, and compare against both the lower and upper bands before you negotiate.
