Updated 22 October 2026. The result that ranks for this project is a stock-market story from August with conflicting unit counts and no RERA number. We checked the registration on the TNRERA portal, added Prestige's 13 October Q2 FY27 update and set out the company's other Chennai moves.

What is new: the Q2 FY27 update

The 1.99 million sq ft figure in the update is larger than the 1.38 million sq ft saleable area given at launch; the update does not say how it is measured, so we use the launch figure for saleable area.

  • Prestige listed Palm Court, Chennai, at 1.99 million sq ft among its three Q2 residential launches, which together carry an estimated gross development value of ₹4,020 crore (Business Upturn, 13 October 2026).
  • Chennai made up 8% of Prestige's H1 FY27 pre-sales; Bengaluru 41%, Hyderabad 32%, Mumbai 12%, others 7%.
  • Q2 pre-sales rose 20% year on year to ₹7,225 crore from 3,910 units; company-wide average realisation was ₹12,375 per sq ft.
  • Prestige reported a launch pipeline exceeding ₹40,000 crore over the next two quarters across five cities, Chennai among them.

Prestige Palm Court fact file

On unit count: the August launch story gives 940 in its introduction and 910 in its body. The RERA registration settles it at 910.

  • Completion date on RERA: 30 December 2030.
  • Homes: 910 in total. Block 1: 174; Block 2: 128; Block 3: 174; Block 4: 260; Block 5: 174 (TNRERA portal).
  • Floors: double basement, stilt, podium first floor, and homes from the 2nd to the 22nd floor in each residential block.
  • Clubhouse (Block 6): creche, supermarket, indoor games, gym, badminton, health club and an open swimming pool.
  • Site: 7.98 acres abutting GNT Road, Madhavaram village (Angel One; TNRERA portal).
  • Sizes: 1, 2 and 3 BHK, 641–1,827 sq ft saleable.
  • Saleable area: about 1.38 million sq ft; projected GDV ₹1,330 crore.
  • Approvals on RERA: CMDA planning permission dated 16 June 2026; Greater Chennai Corporation building permission dated 14 July 2026.

Prestige Palm Court price: what is published

Prestige's announcements give the project's GDV, not unit prices. Dividing ₹1,330 crore by about 1.38 million sq ft gives an average of roughly ₹9,640 per sq ft of saleable area across the project. This is our calculation from the developer's figures. Actual prices vary by size, floor and block, and portal listings are unofficial. Ask the developer for a dated price sheet that shows the carpet area, car parking, club and maintenance charges, then add stamp duty and registration.

Location and connectivity

The site is on GNT Road (the Grand Northern Trunk Road) in Madhavaram, North Chennai, at the coordinates filed on the RERA page. Prestige's other Chennai moves

  • Construction starts in Q2: Prestige One West and OMR Commercial (offices), Forum One OMR (retail) and Moxy One OMR, a 153-room hotel (Business Upturn, 13 October 2026).
  • Padi: Canopy Living LLP, a joint venture of Prestige and Arihant, acquired a 16.331-acre parcel with about 3.6 million sq ft saleable and revenue potential of about ₹5,000 crore; land cost not disclosed (Constro Facilitator, 27 March 2026). This is land only: no launch, RERA or prices.
  • Velachery: Canopy Living LLP took possession of 3.48 acres at 154 Velachery Main Road on 30 September 2026, for a total of ₹361.18 crore (Trade Brains, 1 October 2026). Also land only.
  • At the Palm Court launch, Prestige said it intends to launch three to four residential projects in the Chennai region this financial year (Angel One, 28 August 2026).

  • Ask which block and floor your unit is in, and its carpet area, not only its saleable area.
  • Get the payment schedule linked to construction stages in writing.
  • Check the access from GNT Road and visit at peak hours.
