Nagawara (also spelt Nagavara) is where two future metro lines are meant to meet, next to one of North Bengaluru's biggest employment districts. That makes it unusually easy to oversell: the metro interchange is real and under construction, but it is not open, and the opening dates have moved more than once. This guide separates what exists from what is planned.
Where Nagawara is and what surrounds it
Wikipedia describes Nagavara as a residential and commercial neighbourhood near Hebbal, HBR Layout, Thanisandra and Yelahanka, centred on Nagavara Junction, anchored by Nagavara Lake and close to Embassy Manyata Business Park, with Elements Mall nearby. The Godrej Properties blog on the station (January 2025) adds Lumbini Gardens, Hebbal Lake and Esteem Mall as nearby landmarks. Hennur Road traffic feeds into the Outer Ring Road around Nagawara.
The metro position, honestly stated
Per Wikipedia, the Pink Line runs 21.25 km from Kalena Agrahara to Nagawara, with an elevated southern section (Kalena Agrahara-Tavarekere, 7.5 km, six stations) and an underground section (Dairy Circle to Nagawara, 13.8 km, 12 stations). Nagawara is the northern terminus and an interchange with the Blue Line.
ETV Bharat reported on 2 September 2026 that only the 7.5 km elevated stretch was ready for inauguration, awaiting a date from the Centre, Railway Board approval for new rolling stock and safety clearance. The underground section, which is the one that actually reaches Nagawara, is still under construction; Wikipedia gives a December 2026 target, and buyers should treat that as unconfirmed.
On the Blue Line, Wikipedia lists Nagawara among eight elevated stations on the KR Puram-Hebbal section, which was expected to open around December 2027 as of its September 2026 edit. Business Today (6 August 2026) reports the whole 58.19 km line at 72% complete with an end-2027 target. The Godrej blog describes a hybrid station with underground and elevated platforms, four tracks and about 27,000 sq m of commercial space above, which suggests a major node, but it is still a plan for years of construction around the junction.
Roads and congestion
The Hebbal flyover loop, inaugurated on 18 August 2025 at a cost of ₹80 crore, was projected to cut congestion by 30% (The Week). Search reports also describe a 1.5 km BDA tunnel from Esteem Mall to the Veterinary College passing beneath the Nagawara-side area. We have not verified construction status. In the meantime, the junction remains congested at peak hours.
Prices: borrow from the neighbours, with care
Nagawara has little clean, recent price data of its own. A Housing.com price page (via a search summary) shows an average of ₹5,812 per sq ft with a ₹4,000-7,314 range; that looks like older and smaller stock and sits far below nearby quotes. ANAROCK's Q2 2026 note puts neighbouring Thanisandra Main Road at an average quoted ₹10,300 per sq ft, up 2% quarter-on-quarter, with rents of ₹28,000-42,000 for a 1,000 sq ft 2 BHK. OneCity's August 2026 Thanisandra guide, which includes parts of Nagawara in its definition, quotes ₹11,500-11,900 per sq ft on portals and ₹8,609 for government-recorded flats. Use the Nagawara-area quote only after asking for a named project and comparing against registered deals.
Schools and hospitals
Aster CMI Hospital is the headline hospital in the OneCity Thanisandra guide's list, with Namma Arogya Hospitals and D Care Hospital among others. Schools in the Thanisandra-Nagawara belt include Sofia Public School, Kensri School and Hegdenagar Public School. We did not find a verified list specific to Nagawara itself.
Pros
- Planned interchange of two metro lines, which would connect south, central, north and the airport.
- Close to the Manyata employment district, which supports tenant demand.
- Established retail and lake setting.
Cons and risks
- Neither line serving Nagawara is open; dates have slipped before.
- Years of construction around the junction: noise, dust and diversions.
- Congestion at the junction, and price opacity.
- Lakeside areas: check flood history and the lake's buffer-zone rules before buying close to the water.
Who it suits
Professionals working at Manyata, buyers who can tolerate construction and congestion for a medium-term connectivity upside, and tenants-by-choice who prefer to rent near the park. It is not for buyers who need guaranteed metro access within a year.
Our view
Nagawara is a connectivity story at an early stage. If you like the neighbourhood today, it is reasonable to buy a ready home and see the metro as a bonus. If the metro is the reason, wait for a firm opening date and be prepared to pay a premium once it arrives.
