Mahadevapura is both a locality and an administrative zone. Wikipedia describes it as one of the BBMP zones in Bangalore Urban district, previously a city municipal council, and notes that it lies close to the Outer Ring Road and Whitefield Road with the Krishnarajapuram railway station as the nearest transit hub. It hosts well-known employers, including Accenture, Dell EMC, Ericsson, Hewlett Packard Enterprise, Samsung and Wells Fargo, and landmark developments such as Phoenix Marketcity and Brigade Metropolis.
For a buyer, 'Mahadevapura' therefore covers a lot of ground. Knowing which part you are looking at, and what the 2022 floods did there, is the first step.
The 2022 floods and what they mean for buyers
Citizen Matters (29 September 2022) reported that Mahadevapura zone had the highest number of stormwater-drain encroachment cases in the city, with demolitions carried out in several parts of the zone, including Bellandur, Marathahalli's Chinnapanahalli, Challaghatta, Munnekollal and Shantiniketan Layout. It quoted a zone engineer saying a canal passing through the properties of a developer and a tech park was partly cleared on 19 September to restore flow, and noted that progress was hampered by legal stays and incomplete survey data.
The practical lesson is not that the whole zone is a flood trap, but that exposure is local. Low-lying plots, drain edges and locations near the lakes (Bellandur, Varthur and smaller tanks) behave very differently from elevated main-road sites. Always ask for the project's stormwater design, the nearest rajakaluve and, if you can, photographs from the 2022 rains.
Metro and roads
The Purple Line's Hoodi, Garudacharpalya, Singayyanapalya and Krishnarajapura stations (Wikipedia list) serve the northern and eastern side of the zone. The planned Blue Line adds Doddanekundi, ISRO and Bagmane Developers - DRDO Sports Complex stations (Phase 2A) on the south and west side. As of August 2026, reports say the Blue Line's commercial opening has slipped to 2027-28, with ORR trial runs from October 2026 (Swarajya, 16 August 2026; Native Planet, 24 August 2026).
Native Planet notes 8-10 lakh people travel daily across more than 500 firms on the ORR, which tells you how heavy the roads get. Phoenix Marketcity and the ORR-Whitefield Road junctions are among the busiest points.
Prices
HomeBazaar's locality table (22 May 2026) lists Mahadevpura at about ₹14,800 per sq ft, an indicative asking average, which sits between its Kadugodi (about ₹9,300) and Hoodi (about ₹15,550) figures. Because the zone includes everything from older Doddanekundi flats to premium gated communities, a single average is not very informative. Compare the specific building with registered sales and recent resale asking prices.
Projects and where to look

Schools, hospitals, shopping
Wikipedia says leading schools, shopping malls and showrooms have come up in the area, and names Phoenix Marketcity as the main mall. For specific schools and hospitals, rely on a map search for your address; neighbouring Whitefield and Marathahalli (HomeBazaar and Sobha lists) include Sakra World Hospital, Manipal Hospital and Narayana Multispeciality Hospital within a short drive.

Cons and risks
- Flood and drain exposure: Citizen Matters counted 2,626 stormwater-drain encroachment cases across the city in 2022, with 627 then marked for demolition, and Mahadevapura leading the tally.
- Legal complexity: buildings on or near drains and lake buffers; the NGT's 75 m lake buffer (reported May 2016) and wider rajakaluve buffers have been contested, so verify compliance with a lawyer.
- Traffic: ORR and Whitefield Road junctions are consistent bottlenecks.
- Water and sewage: the OpenCity 2025 survey says Cauvery Stage V reached parts of Bellandur and Whitefield, but tankers and borewells remain central in peripheral parts of East Bengaluru.
- Khata: older buildings may be on B-khata; the regularisation window covers registrations on or before 30 September 2024 (The Realty Today, July 2025).
Due diligence checklist for Mahadevapura
- Ask for the stormwater drainage plan and the elevation of the plot relative to the nearest drain or lake.
- Check BBMP or GBA drain-encroachment and demolition notices for the survey number.
- Confirm A-khata or e-khata and the encumbrance certificate for 30 years.
- Talk to existing residents about the 2022 rains and any later waterlogging events.
- Check the building's sewage treatment plant and water-supply connections.
Comparing Mahadevapura sub-areas
- Doddanekundi and the ORR side benefit from the future Blue Line stations but sit on the ORR, which Native Planet describes as carrying 8-10 lakh daily commuters.
- The Hoodi-Garudacharpalya-Krishnarajapura side has Purple Line access but depends on last-mile quality.
- Whitefield Road and Phoenix Marketcity add retail but compress peak-hour movement.
- Whichever sub-area you choose, ask for the street-level flood history and the nearest rajakaluve, not just a zone label.
Who it suits, and our verdict
Mahadevapura suits buyers who want to live in the middle of East Bengaluru's job cluster and who will do the flood-risk homework. It is a poor fit for risk-averse buyers who cannot verify drains and legal compliance.
Our view: attractive demand fundamentals, but the risk is concentrated in specific plots and drains. Pay for an elevated, well-documented building and walk away from any project that cannot show its stormwater and buffer paperwork.
