Updated 21 October 2026. We opened the HRERA list, the REP-I form and the developer's page today. Pages that rank for this project list several possession dates and prices without saying which is official. This fact file separates the registered facts from what was reported at the May 2024 launch.

What is the price of M3M Altitude?

M3M does not publish a price on its project page (read 21 October 2026), so the current price is on request from the developer. At launch, The Realty Today reported units priced at ₹10-30 crore (24 May 2024). That was the launch-time range as reported, not a current price list, and we do not quote listing-portal or resale figures as the developer's price.

If you are looking at a resale or an assignment, ask the seller for the original allotment letter, the payment receipts to date and the developer's transfer terms. These show what has been paid and what is still due.

What was reported at launch

The figures below are from launch coverage (The Realty Today, 24 May 2024), not from HRERA:

  • About 350 residences on a 4-acre parcel within the 60-acre M3M Golf Estate (HRERA registers 342 apartments on 2.79 acres)
  • 4 BHK homes with a servant room, and penthouses, of 3,780-8,000 sq ft (basis not stated; likely saleable area, not carpet)
  • Development cost of ₹1,200 crore and about 1 million sq ft of saleable area
  • Completion slated for 2031, which matches the registered date of 31 July 2031

Which possession date is official?

The registered completion date is 31 July 2031 (HRERA list and REP-I). Earlier dates seen on some pages, such as 2026 or 2028, do not appear in the registration we opened. Use 31 July 2031 for planning, and check the date your builder-buyer agreement records.

Design and amenities

The developer credits the design to UHA London. Its page describes an Air Lounge with a glass Air Bridge connecting the three towers, a 60 ft waterfall at the crown, wrap-around decks with 270-degree views and two lobbies, plus a sauna, climbing wall, rooftop gym, yoga deck, pool, banquet space and co-working (M3M India, read 21 October 2026).

Location and connectivity

Sector 65 sits on Golf Course Extension Road, where the same promoter has earlier registered projects including M3M Latitude and M3M Route65 (HRERA list). The developer publishes no distances for Altitude. A Sector 56-Pachgaon metro has been proposed along the Southern Peripheral Road, about 36 km with 28 elevated stations at an estimated ₹8,500 crore; its detailed project report is under preparation and no Sector 65 station is confirmed (Swarajya, 23 December 2025). Who M3M Altitude suits

  • Buyers who want a large 4 BHK or penthouse on Golf Course Extension Road within a wider gated colony.
  • Buyers who value architecture-led towers and a long list of in-building amenities.
  • Buyers whose plans fit a registered completion of July 2031.
  • Buyers comfortable asking the developer directly for a price and a unit-wise cost sheet.

What to check before you book

  • Open the registration on haryanarera.gov.in and confirm the promoter, registered phase and completion date.
  • Ask for the carpet area in sq m in writing for your unit, since HRERA's table for this registration does not show it by type.
  • Get a full cost sheet, including GST, stamp duty, registration, club and parking charges.
  • Read the payment plan against construction milestones and the possession clause.
  • For a resale or assignment, check the developer's transfer process, charges and that dues are cleared.
