Sector 65 is anchored by M3M and Emaar projects on Golf Course Extension Road. Per Realty Hunting (updated 4 October 2026), flats are priced at about ₹18,500 to ₹26,000 per sq ft with an average near ₹20,000 to ₹20,600. These are indicative asking rates.

It is a developing sector where completed communities sit beside active launches, so the practical question is which side of that line a given project falls on.

Connectivity: roads, metro and distances

Realty Hunting is direct about the transit gap: no metro is operating and the nearest station, Sector 55-56, is 4.1 km away. The proposed Sector 56 to Panchgaon line lists Sector 65 on its route, but it lacks sanction and a construction timeline (per ThePrint and Realty Hunting).

Collector rates are rising. For group housing in Sector 65, Realty Hunting cites a collector rate of ₹6,950 per sq ft for 2026-27, and Square Yards via NBMCW reports a 30% increase for sectors 62, 65, 66 and 69 to 72 to ₹91,000 per sq yard in April 2026.

There is no metro on Golf Course Extension Road today. The nearest operating station is Sector 55-56 on the Rapid Metro. A 35.25 km, 28-station Sector 56 to Panchgaon corridor is proposed, with a route that lists Sectors 56, 61, 65 and 66 among others; on 11 September 2026 the Haryana Chief Secretary reviewed it and directed agencies to finalise the revised Detailed Project Report (per ThePrint). A report under revision is not a sanctioned line with an opening date, so we recommend valuing a home on today's road access and treating the metro as a possible future benefit.

Schools, hospitals and shopping

The sources we read name no individual schools or hospitals for Sector 65. For the wider belt, Sobha's corridor guide names DPS International, The Shriram Millennium School, RPS International School and St. Xavier's High School, plus CK Birla, Artemis and Marengo Asia hospitals. Verify distances from each project.

What is built and what is launching

  • M3M Golf Estate (M3m Golf Estate), M3M India: ready to move, 3 and 4 BHK at ₹4.2 crore to ₹9.2 crore. Realty Hunting cites a 4 BHK rent of ₹1.8 to ₹2.5 lakh a month, a 2.7% gross yield.
  • Trump Towers Delhi NCR (Trump Towers Delhi Ncr Gurgaon Sector 65 Golf Course Extension Road), M3M India and Tribeca: ready to move, 3 and 4 BHK at ₹17.63 crore to ₹30.25 crore.
  • M3M Sky City (M3m Sky City Sector 65), M3M India: under construction, 2 and 3 BHK at ₹2.14 crore to ₹3.8 crore. Realty Hunting cites rents of ₹59,000 to ₹60,000 for a 2 BHK (3.09% gross) and ₹83,000 to ₹85,000 for a 3 BHK (3.02%).
  • M3M Altitude (M3m Altitude Sector 65), M3M India: under construction, 4 BHK, possession shown as May 2028.
  • Emaar Emerald Hills (Emaar Emerald Hills Sector 65), Emaar India: plots, possession shown as December 2027.
  • Realty Hunting also names Emaar Emerald Floors Premier at ₹3.10 to ₹3.26 crore for a 3 BHK and Country Side Properties' Prime Residences, with delivery in December 2029.

Price levels and rents

Yields cluster around 3% for the smaller homes and around 2.7% for large 4 BHKs, per Realty Hunting. That is higher than Golf Course Road but still below most debt instruments, so the case for buying rests on use, not income.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Advantages

  • Well-known developers and a mix of ready homes and launches.
  • Yields near 3% on smaller homes are better than on Golf Course Road.
  • Entry price below Sector 63 and Golf Course Road sectors.

Risks and drawbacks

  • No metro operating; nearest station about 4.1 km away.
  • Large launch pipeline with some possession dates in 2028 to 2031.
  • Rising circle and collector rates add to transaction cost.
  • Corridor traffic and drainage stress.

Who it suits

Families who want a recognised M3M or Emaar community on the Extension Road, and who value space and amenities over metro access.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 65 is a sensible choice if you pick a ready or near-ready community and accept that, for now, road access is the story. Treat the metro as speculative, and favour projects with a visible delivery record.
