Updated 21 October 2026. We re-opened each launch report, the developer statements and the market data behind them. Listing pages that rank for this search show long project grids with a starting price and '+ charges'. This guide adds the dated news, what each launch has actually published, how to read festive offers, and what to check on the HRERA and DTCP portals before you pay a token.

Which new projects launched in Gurgaon this festive season?

  • Krisumi City, The Forest Reserve (Sector 36A, Dwarka Expressway): phases 5 and 6, 542 apartments, ₹1,300 crore investment, ₹4,000 crore revenue potential. The whole 33.5-acre project has 2,772 units, with completion expected by 2032 (PTI via Daily Excelsior, 16 October 2026).
  • The Oryza by Origen Realty (Sector 88A, Dwarka Expressway): sales gallery opened 15 October; phase 1 covers about 4.65 acres of an 8.26-acre licensed development, with 3 BHK homes (ANI / NewsVoir, 15 October 2026). Origen has not published a price that we could find, so we do not quote one.
  • DLF The Aureva (Sector 63): DLF said all 172 homes in this senior-living project sold for about ₹1,985 crore on 4.17 acres (BusinessToday, 4 October 2026). That averages about ₹11.5 crore a home, our division.
  • Oberoi Three Sixty North (Sector 58, Golf Course Extension Road): launched on 29 June 2026 at ₹35,000 per sq ft (BusinessToday). Our separate guide covers its price, sizes and HRERA certificates: Oberoi Three Sixty North Price 2026: Sizes, RERA, Sales

Which DLF project is launching next in Gurgaon?

DLF has not named it. Aakash Ohri, managing director of DLF Home Developers, said DLF is preparing to launch luxury projects in Mumbai and Gurugram in the second half of the current financial year, that is, by March 2027 (PTI via Daily Pioneer, 18 October 2026). DLF's investor presentation puts its medium-term pipeline at around 24 million sq ft with a sales potential above ₹58,000 crore, and its FY27 bookings target at around ₹20,000 crore.

Until a project appears on the HRERA Gurugram portal with a registration number, treat any 'DLF pre-launch' offer as an expression of interest only. Our earlier note on DLF's Sector 61 plans: DLF New Launch Gurgaon 2026: 36-Acre GCER Site, What's Next

What is the price per sq ft of new launches in Gurgaon?

Prices now span a wide range, and the corridor matters more than the city average. These are published or reported rates; check whether each is on carpet or saleable area.

  • Krisumi City · Dwarka Expressway · around ₹24,000 per sq ft now, against ₹8,500 at the 2019 first-phase launch (PTI via Daily Excelsior, 16 October 2026)
  • Oberoi Three Sixty North · Golf Course Extension Road · ₹35,000 per sq ft, excluding GST and charges (BusinessToday, 29 June 2026)
  • ₹10 crore-plus homes on Golf Course Extension Road · weighted average ₹37,899 per sq ft in 2025, up from ₹24,855 in 2024 (CRE Matrix, 25 February 2026)
  • ₹10 crore-plus homes on Dwarka Expressway · weighted average ₹26,756 per sq ft in 2025 (CRE Matrix)
  • All new launches on one listing site · average about ₹16,056 per sq ft, with possession dates from December 2028 to September 2034 (Square Yards listing, read 21 October 2026)

Is it a good time to buy a flat in Gurgaon during Diwali?

Timing is personal, but the supply picture is useful. PropEquity data shows Gurugram recorded residential launches worth ₹1.38 lakh crore across 23,809 units in 2025, the highest launch value of any Indian city, ahead of Bengaluru (₹1.30 lakh crore, 72,250 units) and Mumbai (₹1.27 lakh crore, 29,627 units). NCR's inventory overhang fell to 12 months in 2025 from 43 months in 2014 (India TV News citing PropEquity, 20 October 2026).

Fresh luxury supply slowed this year. Savills India counted 4,549 luxury launches in Gurugram in H1 2026, down 28% from 6,350, with Golf Course Extension Road, Southern Peripheral Road and Dwarka Expressway making up nearly 70% of launches (EquityPandit, 11 August 2026). That is half-year data, published in August.

Read together: plenty of choice by value, fewer launches in the first half, and price levels that have already moved. Decide on the home and the paperwork, not the date on the calendar.

Are festive offers on flats worth it?

Offers this season are mostly gifts rather than price cuts. BPTP's 'Pushpanjali' campaign on Gurugram and Faridabad projects offers a 20 g gold coin, white goods and smart-home tech to those who book, subject to project terms; JMS Group runs 'Navratri Nav Rewards' (India TV News, 20 October 2026).

  • Ask for the offer in the allotment letter or builder-buyer agreement, with the project, unit and deadline written in.
  • Compare the all-in price with and without the offer. A gift is worth less than an equal cut in base price, because duty and GST are charged on the price.
  • Check that the offer does not lock you into a payment plan you would not otherwise choose.

What '+ charges' means on a Gurgaon new launch

A starting price is rarely what you pay. Before you compare two projects, ask each sales office for a written cost sheet that lists the following, and check which area the rate is applied to.

  • Base price, and whether it is per sq ft of carpet area (the RERA measure) or super area.
  • Preferential location charges for floor, view or corner units.
  • Car parking, club membership, power backup and external development charges, if charged separately.
  • GST on an under-construction home, at the rate stated on the cost sheet.
  • Stamp duty and registration at sale deed, charged by Haryana: Gurgaon stamp duty calculator
  • Maintenance deposit and advance maintenance at possession.

How to check a new launch before you pay a token

  • Find the project on the HRERA Gurugram portal and note the registration number, the registered phase and the completion date declared there.
  • Check the DTCP licence number on the certificate and its validity.
  • Confirm that the tower and unit you are offered fall within the registered phase.
  • Read the builder-buyer agreement draft before paying more than the booking amount.
