Below: the corridor's price and rent data, registered projects grouped by 3 BHK budget, a worked total-cost example, and the checks that matter most on this road.

What does a 3 BHK cost on Sarjapur Road per sq ft?

  • ANAROCK, Q2 2026: ₹11,560 per sq ft average base price, up from ₹10,800 in Q2 2025 (+7.0%) and ₹5,870 in Q3 2020 (about +97% over six years, roughly 12.5% a year).
  • Knight Frank, H1 2026: ₹5,700 to ₹11,300 per sq ft, up 3% over 12 months, the slowest of the locations in its Bengaluru table. The wide range reflects the gap between the Wipro and ORR end and the outer Sarjapur town end.
  • Budget arithmetic: at ₹11,560, a 1,500 sq ft super built-up 3 BHK is ₹1.73 crore base and a 1,900 sq ft one is ₹2.20 crore. Projects near the ORR price higher; those past Dommasandra price lower.

All are registered with Karnataka RERA; possession dates are as listed on each project page.

Worked example: the real cost of a ₹1.9 crore 3 BHK

Karnataka charges stamp duty of 5% above ₹45 lakh, a cess of 10% of the duty, a surcharge of about 2% of the duty in city areas (about 3% outside), and a registration fee of 2%. GST is 5% on under-construction homes and nil on homes with an occupancy certificate.

  • Under construction at ₹1.9 crore: GST ₹9.5 lakh + stamp duty ₹9.5 lakh + cess ₹0.95 lakh + surcharge ₹0.19 lakh + registration ₹3.8 lakh = ₹23.94 lakh. All-in: about ₹2.14 crore (12.6% over base).
  • Ready to move at ₹1.9 crore: the same minus GST = ₹14.44 lakh. All-in: about ₹2.04 crore (7.6% over base).
  • Not included: car park and clubhouse charges if billed separately, maintenance deposit, interiors and loan processing fees. Ask for a full cost sheet in writing.

How has Sarjapur Road done against Whitefield and Electronic City?

  • Six-year change in ANAROCK's base price, Q3 2020 to Q2 2026: Sarjapur Road about +97%, Whitefield about +127%, Electronic City about +69%.
  • Last 12 months (Q2 2025 to Q2 2026): Sarjapur Road +7.0%, Whitefield +9.0%, Electronic City +8.8%.
  • Rent growth was strongest here: the 2 BHK midpoint rose from ₹19,000 to ₹39,750, more than double, against about +85% in Whitefield.
  • Market backdrop: East Bengaluru took 43% of the city's new launches and 44% of sales in Q2 2026, and held 49% of available inventory (ANAROCK). Knight Frank's 12-month price change for Sarjapur Road was the lowest in its table at 3%. For buyers that means room to negotiate, especially on ready inventory.

Which part of Sarjapur Road suits which buyer?

What rent does a Sarjapur Road home earn?

ANAROCK quotes ₹33,000 to ₹46,500 a month for a 1,000 sq ft 2 BHK in Q2 2026, up from ₹13,000 to ₹25,000 in Q3 2020. On the midpoint, gross yield is ₹39,750 × 12 = ₹4.77 lakh ÷ ₹1.156 crore = 4.1%. A 3 BHK usually earns a lower yield than a 2 BHK because rent does not rise in step with size, so most buyers here are end users first.

What to check before buying in a Sarjapur Road gated community

  • Water source. OpenCity's 2025 survey found that large parts between Hosur Road and Sarjapur Road, up to Varthur, still had no Cauvery Stage V connection and relied on tankers. Ask the society or builder for its water source and 12 months of water bills.
  • Metro reality. The Hebbal to Sarjapur Red Line (stations including Carmelaram, Muthanallur Cross, Dommasandra and Sarjapura) has state approval from December 2024 and a revised plan sent to the Centre in February 2026 at ₹25,999 crore. Central approval is still pending and the opening has been reported as April 2033. Do not pay for it yet. Details: Sarjapur Road Metro (Phase 3A, Red Line): What Is Actually Sanctioned in 2026.
  • Commute. Bengaluru's rush-hour average was 13.9 km/h in 2025 (TomTom). Drive from the gate to your office at your shift time before booking.
  • Paperwork. Match the RERA number, carpet area and possession date on rera.karnataka.gov.in with the agreement. For ready homes, ask for the occupancy certificate and an A-khata.
  • Density and phase. In big townships, ask which phase your tower is in and when the clubhouse and roads in that phase will be finished.

Ready or under construction: which is better here?

Ready homes cost about 5% less in taxes, start earning rent or saving rent at once, and let you see the water and traffic situation for yourself. New launches give newer layouts and staggered payments, but possession dates on this corridor run as late as 2030 and 2031. If your budget is ₹1.6 crore to ₹2 crore, compare a ready resale in an established township with a new launch further out.
