The question we hear most from Sarjapur Road buyers is simple: what does ₹1 crore actually buy here in 2026? The honest answer is that it buys less than it did two years ago, and where you buy along the corridor matters more than which developer you choose.

ANAROCK Research's Q2 2026 Bengaluru Residential Market Viewpoints puts Sarjapur Road's average quoted base rate at ₹11,560 per sq ft on super built-up area, among the highest of the city's tracked micro-markets. At that rate, a ₹1 crore ticket covers roughly 865 sq ft of super built-up area before any other charges. That is our arithmetic, and it is the frame for everything that follows.

The price reality, from two independent sources

Consultancy data and portal data rarely match exactly, so we look at both. ANAROCK reports quoted base rates on new supply. Square Yards publishes indicative asking prices from listings. Neither is a registered transaction price, and both should be read as a range rather than a quote.

  • Sarjapur Road average quoted base rate: ₹11,560 per sq ft, up about 1% quarter-on-quarter (ANAROCK, Q2 2026).
  • Sarjapur Road indicative asking price: about ₹12,250 per sq ft for apartments (Square Yards, June 2026).
  • By status, Square Yards shows ready-to-move stock near ₹9,900 per sq ft, under-construction near ₹11,000 and new launches near ₹10,550 (June 2026, indicative asking prices).
  • City benchmark: ANAROCK's Bengaluru average quoted base rate was ₹9,450 per sq ft in Q2 2026, so the corridor trades at a clear premium to the city average.
  • Longer view: ANAROCK's January 2025 Sarjapur Road micro-market report put the average base selling price at ₹9,700 per sq ft as of Q3 2024, with about 62% appreciation between 2018 and Q3 2024.

What ₹1 crore buys, configuration by configuration

ANAROCK's January 2025 Sarjapur Road report includes a typology table that remains the most useful public reference for size and ticket. It listed 1 BHK units at 500 to 704 sq ft for ₹55 lakh to ₹85 lakh, 2 BHK units at 875 to 1,210 sq ft for ₹94 lakh to ₹1.5 crore, and 3 BHK units at 1,240 to 1,900 sq ft for ₹1.3 crore to ₹2.7 crore. Prices have moved since, so treat those ticket sizes as a floor rather than today's quote.

Read plainly, a sub-₹1 crore budget on Sarjapur Road in 2026 points to one of three outcomes: a well-sized 1 BHK in a strong project, a compact 2 BHK (often below 950 sq ft super built-up) in a mid-tier project, or a larger 2 BHK on the outer stretch towards Dommasandra and Sarjapur town. Each is a legitimate choice. They are not the same purchase.

The supply data explains why the sub-₹1 crore buyer has fewer choices than before. In ANAROCK's January 2025 report, about 37% of Sarjapur Road's supply between 2018 and 2024 sat in the ₹80 lakh to ₹1.5 crore band and about 35% in the ₹40 lakh to ₹80 lakh band, with 13% below ₹40 lakh and 15% above ₹1.5 crore. City-wide, ANAROCK's Q2 2026 data shows the ₹1.5 crore to ₹2.5 crore band alone accounting for 43% of Bengaluru's new launches. Developers are building for larger budgets, so the sub-₹1 crore buyer increasingly shops in resale, in smaller formats, or further out.

Where along the corridor the budget still stretches

Sarjapur Road is not one market. ANAROCK describes it as a roughly 22 km stretch from Koramangala through Agara, Ambalipura, Carmelaram and Dommasandra to Sarjapur. Prices fall as you move away from the Outer Ring Road, and the gap is wide.

  • Inner belt near the ORR: Kaikondrahalli is listed near ₹18,650 per sq ft and Chikkakannalli near ₹17,700 (Square Yards, June 2026, indicative). Sub-₹1 crore here usually means resale or a 1 BHK.
  • Middle stretch: Carmelaram near ₹11,600 and Kasavanahalli near ₹11,250 per sq ft (Square Yards, June 2026). Compact 2 BHKs can fit the budget.
  • Dommasandra: about ₹10,250 per sq ft on average, but ready-to-move stock is listed near ₹6,650 while under-construction and new launches sit near ₹11,550 to ₹11,600 (Square Yards, June 2026). The spread between old and new stock is the story here.
  • Sarjapur town and beyond: Sarjapur averages about ₹9,700 per sq ft, with Sarjapur–Attibele Road near ₹5,650 and Chandapura near ₹6,300 (Square Yards, June 2026). This is where a full-size 2 BHK under ₹1 crore is still realistic.

Ready-to-move or under construction under ₹1 crore

For a budget-capped buyer, the ready-versus-new decision is mostly a size-versus-age trade. Older ready stock is generally priced lower per square foot, which buys more space, but you inherit an older building, older lifts and sometimes weaker water arrangements. New launches cost more per square foot but come with current specifications and, in principle, RERA-registered delivery dates.

ANAROCK's January 2025 report noted that about 83% of Sarjapur Road's available inventory was under construction as of Q3 2024. A buyer on this corridor is therefore mostly choosing among projects that do not exist yet. That makes the developer's delivery record and the project's RERA timeline the most important variables, ahead of the clubhouse.

Rents and what a sub-₹1 crore home earns

ANAROCK's Q2 2026 data puts the average quoted rent for a 1,000 sq ft 2 BHK on Sarjapur Road at ₹33,000 to ₹46,500 a month, up about 1% quarter-on-quarter. Square Yards' indicative rent figures for June 2026 are about ₹29,150 for a 1 BHK and ₹42,650 for a 2 BHK, with a quoted rental yield of 3.92%.

On our arithmetic, a ₹1 crore 2 BHK renting at the ANAROCK range earns a gross yield of roughly 4.0% to 5.6% before maintenance, vacancy and tax. The low end is the more prudent planning figure. ANAROCK's city-level yield for Bengaluru was 4.6% in Q2 2026, as reported by Business Today in August 2026.

The projects buyers are searching, and how to check them

Our own visitor data shows repeated interest in names such as Concorde Mist Valley on Sarjapur Road and Godrej Reflections in Harlur. We deliberately do not reproduce unit sizes, prices or possession dates for these from listing portals, because portal pages often lag or conflict with the developer's RERA filing.

What we can verify: Housing.com reported in 2024 that Concorde acquired a 1.6-acre parcel on Sarjapur Road for a joint development of 2 and 3 BHK homes in a single high-rise tower of about 2.25 lakh sq ft, with an estimated gross development value of ₹200 crore. Whether a given listing corresponds to that project, and its current status, should be confirmed on the Karnataka RERA portal before any token payment.

The costs that push a ₹95 lakh flat past ₹1 crore

A sub-₹1 crore headline price is rarely a sub-₹1 crore cheque. Budget separately for GST on under-construction homes, stamp duty and registration, car-park charges where billed separately, floor-rise and preferred-location charges, clubhouse membership, corpus fund and advance maintenance. Ask the developer for an all-inclusive cost sheet in writing, and confirm current statutory rates with your lawyer or the sub-registrar rather than relying on a sales sheet.

Also compare carpet area, not super built-up area. Two flats with the same super built-up figure can differ meaningfully in usable space depending on the loading factor. RERA requires carpet area disclosure, so use it.

A practical shortlist method

  • Fix the all-in budget first, then work back to the headline price you can accept.
  • Choose the stretch before the project: inner belt for commute, outer stretch for size.
  • Pull the RERA page for every shortlisted project and compare the registered completion date with the date the salesperson quotes.
  • Check water: whether the project relies on borewells, tankers or a confirmed municipal connection, and what the association pays today in completed phases.
  • Visit at peak hour. Sarjapur Road's appeal depends on your commute, and the drive at 9 am tells you more than a Sunday visit.
  • Read the developer's complaints history on the RERA portal, not just the registration certificate.

Our view

Sarjapur Road remains one of Bengaluru's deepest residential corridors, with strong rental demand from the surrounding technology parks. But in 2026, ₹1 crore is an entry ticket here, not a comfortable budget. Buyers who accept a 1 BHK or a compact 2 BHK on the inner and middle stretch, or who move towards Dommasandra and Sarjapur town for space, can still buy well. Buyers who stretch for a full-size 2 BHK close to the ORR on a ₹1 crore cap usually end up compromising on the builder or the building.
