Bhondsi is a name that appears in more listings than in reliable data. It sits on the Sohna Road corridor south of Gurgaon (pin code 122102 per Square Yards) and has been mentioned for a decade as a gateway to the Aravalli foothills. The practical question for a buyer is what is real: the road, the metro plan, the price level and the legal status of the specific land.
The metro plan
India Infra Hub, reporting the 57th board meeting of the Haryana Mass Rapid Transport Corporation (published 20 August 2024), says HMRTC approved a roughly 17 km Bhondsi to Gurugram Railway Station corridor. The stations named are Vatika Chowk, Subash Chowk, Rajiv Chowk, Sadar Bazar and the Gurugram Bus Stand, the route is described as following Sohna Road, and it would interchange with the Delhi-Gurugram-Alwar RRTS line at Rajiv Chowk and the existing metro extension to Gurugram Railway Station. Consultants were to prepare detailed project reports. That is what we can verify: an approval to prepare reports in 2024. We found no source in 2026 giving a construction contract, a start date or an opening date. Swarajya's January 2026 report also notes that the Gurugram-Faridabad rail corridor's alignment was still under revision, a reminder that corridors in this area move.
Prices: the same page, two numbers
Square Yards' Bhondsi page (last updated 29 September 2026) shows an average of ₹14,650 per sq ft for apartments, and 3 BHKs for sale in a ₹1.04 crore to ₹1.50 crore band. The same page in search results shows an average of ₹5,714 per sq ft for the area. The gap is too large to be a rounding issue: the first figure appears to reflect apartment projects listed against the locality, some of which sit in other sectors (the page names Signature Global Daxin Vistas, which Property Point lists in Sohna Sector 36, and Godrej Aristocrat, which is in Sector 49), while the second looks like an all-property-type average including land and older stock. In short, we could not establish a reliable per-sq-ft price for Bhondsi from sources we could read, and we are not going to pick a number.
What does hold across the two figures is the shape: land and floors in the village are far cheaper than branded apartments on Sohna Road, and the pricing is dominated by what is being sold. Ask for registered sale deeds of comparable parcels or flats from the last six months.
Projects named
Square Yards names Vatika Kunj (mixed residential) and Bhelpa Greens (a residential community) alongside the projects above. We have not verified the status of either. Signature Global Daxin Vistas, listed by Property Point at about ₹2.14 crore to ₹2.25 crore for 3 BHK with April 2028 possession, is covered in our Sohna Sector 35 and 36 guide (see Signature Global Daxin Vistas Sector 36 Sohna). Realty Hunting's Bhondsi references are limited to the metro proposal and Bhondsi Nature Park, a large green area it recommends for cycling and walks.
Social infrastructure
The Square Yards page says Rajiv Chowk is a 10-minute drive and metro connectivity is within 15 minutes, which are listing claims, and mentions schools and medical facilities in the vicinity without naming them. We could not find a source with named schools and hospitals specific to Bhondsi, so we name none. Visit and measure.
Aravalli and legal questions
Bhondsi is in the broader Aravalli-edge belt south of Gurgaon, and the same risks apply as elsewhere: forest land notified under the Punjab Land Preservation Act, Supreme Court restrictions and unauthorised farmhouses. Sources we read single out Gwal Pahari, Gairatpur Bas, Sohna, Raisina and Manesar for illegal farmhouses; they do not name Bhondsi, and we found no Bhondsi-specific case. That is absence of evidence, not evidence of safety. The Supreme Court said on 12 February 2026 that it would not allow anyone to touch the Aravalli range for now (ETV Bharat). Who it suits and verdict
Bhondsi suits buyers who already know the Sohna Road corridor, who value the green setting and who will do the diligence. It does not suit anyone who needs a reliable benchmark or a metro now. Our view: hold off on any decision that depends on a quoted per-sq-ft figure for Bhondsi, and rely on registered transactions.
