Sector 63 is one of the premium pockets on Golf Course Extension Road, bordered by Sectors 62, 63A and 65. Per Realty Hunting (2 August 2026), the average rate is about ₹23,000 per sq ft in mid-2026, with 2 BHK homes at ₹99 lakh to ₹4.8 crore, 3 BHK at ₹2.5 crore to ₹6.6 crore and 4 BHK at ₹7.8 crore to ₹11.4 crore. These are indicative asking rates.

Realty Hunting describes the target buyer as senior corporate, HNI and NRI, advises against it for budgets under ₹1.5 crore, and notes that the price band is unusually wide so you should compare at least three projects.

Connectivity: roads, metro and distances

The sector runs along Golf Course Extension Road with links to Golf Course Road, Sohna Road, the Southern Peripheral Road and NH-48. Realty Hunting gives roughly 35 to 45 minutes to IGI Airport on a normal day and 25 to 35 minutes to Cyber City.

Circle rates are rising. Per Square Yards via NBMCW (17 April 2026), residential sectors 63, 63A, 64 and 67 saw a 45% increase to ₹84,825 per sq yard from ₹58,500. Higher circle rates raise the base for stamp duty on registered deals, so factor that into your cost.

There is no metro on Golf Course Extension Road today. The nearest operating station is Sector 55-56 on the Rapid Metro. A 35.25 km, 28-station Sector 56 to Panchgaon corridor is proposed, with a route that lists Sectors 56, 61, 65 and 66 among others; on 11 September 2026 the Haryana Chief Secretary reviewed it and directed agencies to finalise the revised Detailed Project Report (per ThePrint). A report under revision is not a sanctioned line with an opening date, so we recommend valuing a home on today's road access and treating the metro as a possible future benefit.

Schools, hospitals and shopping

The sources we read do not name individual schools or hospitals within Sector 63. For the wider belt, the Sobha corridor guide names DPS International, The Shriram Millennium School, RPS International School and St. Xavier's High School; CK Birla, Artemis and Marengo Asia hospitals; and Airia Mall, Sapphire Mall and Eros City Square. Check distances for your chosen project.

For a 2,000 sq ft 3 BHK at about ₹23,000 per sq ft, Realty Hunting calculates a gross rental yield near 1.8%; it also cites a figure near 3% from another source, and notes the belt is generally 2% to 3%. Treat the yield as a range and check live rents.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Who it suits

HNI and NRI buyers looking for a premium Extension Road address with a major developer, and who are comfortable with long delivery timelines for launches.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 63 offers premium products and developer depth, but the price band and the long timelines reward patience and paperwork. If you can wait, a ready or nearly ready villa or apartment from an established developer removes much of the risk. Compare at least three projects and verify HRERA records.
