Sector 69 is one of the older residential pockets on Southern Peripheral Road (SPR), in the Sohna Road and Badshahpur belt of South Gurgaon. It offers a lower entry point than the sectors closer to Golf Course Extension Road, in return for patchier civic infrastructure and a long way to the nearest operating metro. Location and connectivity
Square Yards describes Sector 69 as lying on Sohna Road near Badshahpur, with access to the Southern Peripheral Road and Sohna Road and NH-48 about 6 km away. Its locality page lists Gurgaon railway station about 12 km away via Old Railway Road and HUDA City Centre metro station at roughly 10 to 12 km. Resident reviews on the same page highlight proximity to Golf Course Extension Road at relatively affordable prices as the main attraction.
The honest constraint is the traffic node at Vatika Chowk, where SPR meets Sohna Road. The Square Yards page records reviewer complaints of heavy peak-hour traffic there, flooding on SPR in heavy rain, uneven roads and limited public transit. The planned elevated corridor from Vatika Chowk to NH-48 is intended to address the junction, but it is still a project in procurement and construction, not a finished road.
The SPR corridor: what is built, what is planned
Southern Peripheral Road is a roughly 16-kilometre corridor that links Golf Course Extension Road, Sohna Road and NH-48 and gives access to the Cyber City and Udyog Vihar employment hubs, per a Square Yards report as carried by Outlook Money (14 June 2026). The same report put average pricing along the corridor at about ₹16,950 per sq ft by mid-2026, against ₹13,725 in early 2025, an annual rise of roughly 18%. That is a corridor-wide figure dominated by premium new launches; individual sectors sit well below and above it, as the sector data in this guide shows.
The road is being upgraded in stages. A Tribune advertorial (21 June 2025) described the existing SPR as 84 metres wide, with a new arterial link planned from Hero Honda Chowk to SPR near Sector 71. For the Vatika Chowk to NH-48 elevated section, Swarajya reported a cost of about ₹750 crore (7 January 2026), while a public tender listing for the EPC contract shows a length of 4.2 km and a value of about ₹754.77 crore, with bids closing on 4 June 2026 after an extension. Reports differ on length (4.2 to 5.3 km), and the Square Yards report cited a completion target of 2027. Treat that as a government target, not a guarantee; large Indian urban road projects often slip.
- Road works: eight-lane widening of a roughly 6-km stretch between Vatika Chowk and Ghata Chowk and a redesigned Vatika Chowk cloverleaf are part of the programme (Square Yards report via RealtyToday).
- Metro: a Sector 56 to Panchgaon (Manesar) line of about 35 km with 28 elevated stations had its detailed project report submitted to the Haryana government, per Indian Infrastructure (2 July 2026), at an estimated ₹10,428 crore. Square Yards lists the following near Sector 69: Nest International School and Day Care, Icon Public School, Indus World School and The Vivekananda School; Vatika Hospital, Sanjeevani Hospital, Sparsh Hospital, Bhaskar Hospital and Santosh Hospital (about 0.4 km); and malls including Omaxe Gurgaon Mall, Omaxe City Centre and Ninex Mall. Local green space listed includes the Badshahpur forest corridor. These are neighbourhood-grade facilities rather than flagship tertiary hospitals; for major care, families typically travel towards NH-48 and the city.
Projects to know
Square Yards lists 20 new projects in the sector and shows these indicative price bands: Smartworld Sky Arc at ₹4.97 crore to ₹6.90 crore, Tulip Yellow at ₹2.35 crore to ₹4.06 crore, Tulip Violet at ₹2.56 crore to ₹5.13 crore and Trump Residences at ₹9.27 crore to ₹15 crore. Smartworld Sky Arc is also listed on Property Point with a stated possession of May 2032, so it is a long-dated purchase; check the RERA registration for the committed date.
The spread between a ₹2 to 4 crore Tulip apartment and a ₹9 crore plus branded residence shows how mixed the sector is. Older gated societies and new luxury towers sit side by side, and the amenities, maintenance and neighbourhood feel differ sharply between them.
Prices and rents: what the data shows
Read these as indicative asking-side figures, not transaction prices. A -2.44% label in a thinly reviewed sector does not contradict the strong corridor-level headlines, because the corridor average is pulled up by new premium launches in sectors such as 71 and 72.

Who it suits, and our view
Sector 69 suits end-users who commute by car, want an established South Gurgaon address at a lower rate than the new SPR launches, and are comfortable with the junction congestion until the elevated road is built. It is less suited to buyers who need metro access or who are buying purely for rapid appreciation. Our view: a reasonable value-led sector, best bought on the strength of a specific building, with a monsoon-season visit before committing.
Checks before you pay a booking amount
- Match the project, tower and phase to its registration on the Haryana RERA portal and compare the RERA possession date with the date in the brochure; they are not always the same.
- Ask for an itemised price sheet in writing: base rate, preferred location charges, parking, club, maintenance deposit, GST and registration. Compare all-in cost per sq ft of carpet area, not the headline rate.
- For a ready home, ask to see the occupancy certificate and the latest maintenance accounts; for under-construction, ask for the construction-linked payment plan and the last two quarterly progress updates on RERA.
- Visit at your real commute hour and, if you can, after heavy rain. Several resident reviews on Square Yards for the SPR and New Gurgaon belts mention waterlogging, road condition and peak-hour congestion.
- Treat portal averages as a range to test against two or three actual quotes. Averages blend old ready stock with new launches and can move in opposite directions from the corridor-level headlines.
