₹1.5 Cr
All-in cost
₹1.69 Cr
Statutory costs only: stamp duty and registration as set by the state, and GST. Duty is charged on the higher of the price and the government value of the home. Builders also collect maintenance deposits, club and parking charges that vary by project. Buying from a resident seller, you deduct 1% tax at source on homes of ₹50 lakh or more and pay it to the government; it is part of the price, not an extra. How it is worked out
- Stamp duty and registration
- Karnataka: 5% duty, 10% cess on the duty, a 2% surcharge on the duty and a 2% registration fee (since 31 August 2025). Tamil Nadu: 7% plus 2% registration on a sale deed, and a composite rate for homes under construction. Haryana: 7% for a man, 5% for a woman, 6% jointly, with registration on a slab up to ₹50,000. The same rules as our stamp duty calculators.
- GST
- 5% on a home under construction, 1% on an affordable home (up to ₹45 lakh), and none on a finished home sold after its completion certificate or on a resale (CBIC FAQ on real estate).
- Home loan
- Banks lend at most 90% of the price for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that (RBI Master Circular – Housing Finance). Stamp duty and registration are paid from your own funds.
- Tax at source
- Buying from a resident seller, you deduct 1% of a price of ₹50 lakh or more and pay it to the government: part of the price, not an extra cost. Buying from an NRI seller, the rate is higher and depends on the gain (Income-tax Act, 2025, section 393).

Questions, answered
What is the total cost of buying a flat in Bangalore for an NRI?
On top of the price, Karnataka charges about 5.6% in stamp duty with its cess and surcharge, plus a 2% registration fee, so about 7.6%. A home under construction also carries 5% GST. NRIs pay the same duty and fees as residents.
Do NRIs pay higher stamp duty in India?
No. Stamp duty and registration depend on the state, the value and, in Haryana, the buyer's gender, not on residence. An NRI pays the same rates as a resident.
Is GST payable on a ready-to-move flat?
No GST is due when the whole price is paid after the completion certificate is issued, or on a resale. A home under construction carries 5%, or 1% if it qualifies as affordable housing.
How much home loan can an NRI get?
The same as a resident: up to 90% of the price for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above, under RBI's rules. Each bank also sets its own income test for NRIs.
Can stamp duty be included in the home loan?
Generally not. RBI leaves stamp duty, registration and documentation charges out of the cost used to size the loan, so they come from your own funds.
Is the TDS on property purchase an extra cost?
No. The 1% you deduct when buying from a resident seller is paid to the government out of the price, and the seller claims it against their tax.
