An estimate, not an offer. Each bank sets its own minimum income, rate and documents for NRIs, and may also ask for an overseas credit report. RBI caps a loan at 90% of the price for loans up to ₹30 lakh, 80% for loans up to ₹75 lakh and 75% above that (Master Circular – Housing Finance). Use the rate your bank quotes; converted figures are an indication at the day's rate.

How it is worked out

Your EMI
Lenders let your EMIs take a share of your net income, often called FOIR. Choose 40%, 50% or 60%; existing EMIs anywhere in the world come off first.
The loan
The EMI is turned into a loan at the rate and tenure you set, with the standard reducing-balance formula. Use the rate your bank quotes you.
The home it buys
RBI caps a loan at 90% of the price for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that (Master Circular – Housing Finance). The rest is your down payment, with stamp duty and registration on top.
Your currency
Income is converted to rupees at the day's rate from a public feed. Banks assess NRI income in their own way and may ask for an overseas credit report.

Questions, answered

How much home loan can I get on a salary of AED 25,000?

At a 50% EMI share, 8.5% and 20 years, a net AED 25,000 a month (about ₹6.5 lakh) supports an EMI of about ₹3.2 lakh and a loan of roughly ₹3.7 crore, before the bank's own checks. Change the figures above to see your case.

Can NRIs get a home loan in India?

Yes. Indian banks lend to NRIs on the same terms as residents under RBI's rules, and the loan is repaid from abroad, an NRE, FCNR or NRO account, or rent from the home.

What is the maximum loan-to-value for an NRI home loan?

The same as for residents: 90% of the price for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above, under RBI's Master Circular on Housing Finance.

What is FOIR in a home loan?

The fixed obligation to income ratio: the share of your net income that all your EMIs together may take. A higher share means a larger loan, but banks set their own limit.

Which banks give home loans to NRIs?

SBI, ICICI Bank, HDFC Bank, Axis Bank, Kotak and Bank of Baroda all publish NRI home loan terms; minimum income and documents differ by bank and country. Our country guides list them.
