Domlur is easy to overlook. It does not have Indiranagar's name recognition and it is not on a metro line, but it sits right between the Old Airport Road business corridor and the dense residential grid of Indiranagar. For professionals who work in Embassy Golf Links or along Airport Road, it often means a shorter commute and a lower price than the address next door.

Setting and history

Wikipedia places Domlur in eastern Bengaluru (PIN 560071), originally part of the Bangalore Cantonment under the Madras Presidency until its transfer to Mysore State in 1949. The Chokkanathaswamy Temple dates to the 10th-century Chola period, and inscriptions refer to the place as Tombalur. Main roads are Old Airport Road, 100 Feet Road and the Inner Ring Road, and the Airport Road flyover was completed in July 2006. The Domlur Traffic and Transit Management Centre is on Old Airport Road.

Wikipedia also lists the Embassy Golf Links software park, whose occupiers include several global technology and financial firms, as a defining part of the local economy.

Connectivity: the honest picture

  • Metro: Wikipedia puts the nearest Namma Metro station at Indiranagar, about 2.5 km away, and Square Yards says Domlur has no direct metro access. The Pink Line does not serve Domlur. Residents therefore rely on autos, cabs or buses to reach the Purple Line.
  • Roads: Old Airport Road, Wind Tunnel Road and Domlur Road. Traffic on the Inner Ring Road and at the Domlur flyover is the single biggest day-to-day friction.
  • Offices: Embassy Golf Links and the Old Airport Road corridor are close enough to walk or take a short ride, which is Domlur's main commute advantage.

Housing stock and projects

Square Yards lists Puravankara, Embassy, Pride Group, Bearys Group and Mittal Builders among the leading developers, and names Purva Paradise, Orchard Green, Pride Picassa (listed at ₹3.96-4.13 crore) and Mittal Mermit Auriga (₹56.5 lakh-2.91 crore) as notable projects. It records ten ready-to-move projects. A search summary of the portal's project pages also lists Shivashakthi Enclave and Victoria Sudarshan, whose per-square-foot prices moved to about ₹11,100 and ₹11,050 in 2026 according to that portal, which is a project-level mid-market reading.

New launches are scarce. Property Point's catalogue includes Century Regalia, by Century Real Estate in Domlur / Indiranagar, a 3 and 4 BHK apartment project priced from about ₹5.1 crore to ₹8 crore with possession listed for March 2029. You can see it at Century Regalia Domlur Indiranagar. As with all under-construction homes, confirm the RERA registration and the current price sheet before booking.

Prices and rents

Square Yards shows an average sale price of ₹12,300 per sq ft, on a range from about ₹11.78 lakh (small units) up to ₹16 crore. A search summary of a Housing.com market overview gave a similar ₹12,300. Purva Paradise is quoted separately at about ₹17,750 per sq ft, showing that premium buildings sit well above the locality average. All of these are indicative asking prices.

Rents are comparatively strong. Square Yards shows an average of ₹57 per sq ft, with a 1 BHK at about ₹38,200 and a 2 BHK at ₹58,650 a month, and a gross rental yield of 5.56%. That yield is higher than for most central localities in this series, and is the main argument for Domlur as an investment. Yield on a portal's own listings is not a guarantee, so check actual rents achieved in the building you are looking at.

Schools, health and amenities

  • Schools: Bangalore Public School, Domlur Government School and PU College, Little Flowers English High School and New Horizon School (Square Yards).
  • Hospitals: Dr N M Thimmarayappa Hospital, Agrawal Healthcare, Lohitha Hospital and Dr Agarwals Eye Hospital (Square Yards). Larger hospitals are on Old Airport Road and CMH Road, a few minutes away.
  • Retail: BDA Complex and GR Complex are local; Indiranagar's dining and shopping streets are close.

Risks and trade-offs

  • Infrastructure strain. Square Yards lists waterlogging, sewage problems, road disruptions from utility work, garbage management and noise among the challenges. Visit in the monsoon.
  • No metro. A 2.5 km gap to Indiranagar station is a daily cost unless you walk or bike. Price the extra commute time.
  • Mixed building quality. The area contains older apartment blocks, small builder floors and newer premium buildings. Check the association's maintenance record and the building's age.
  • Old titles and joint development. Domlur's history as an old village and cantonment area means some plots have long ownership chains. Ask for chain of title, encumbrance certificate and sanction details, and read any joint-development agreement.
  • Rental yield caveats. High yield figures reflect a small sample and a lower price base. Do not assume the average applies to your unit.

Doing the commute maths

  • Time the real route. Drive or ride from the building to your office at the hour you would commute, including the Domlur flyover and the Inner Ring Road junctions, and again from Domlur to Indiranagar metro in the evening.
  • Decide whether you are buying for the walkable office or the metro. If you are in the Embassy Golf Links area, Domlur may beat Indiranagar on commute even without a station; if you commute on the Purple Line, the extra 2.5 km each way adds up.
  • For rental purposes, ask local agents for current tenant profile and vacancy history in the exact building, because the portal yield is a blended figure.
  • Check the building's water and drainage record. Square Yards cites waterlogging and sewage issues, so ask the association about the last monsoon.
  • If you are looking at an under-construction project such as Century Regalia, compare the quoted possession date with the RERA-registered date and ask what penalty the agreement carries for delay.

Who it suits

Domlur suits professionals working at Embassy Golf Links or along Airport Road, rental investors who value yield over prestige, and buyers who want to be near Indiranagar without paying Indiranagar prices. It is a poor choice for people who want a metro walk, quiet streets or large gated communities.

Verdict

Domlur is a practical, work-centred neighbourhood with better rental economics than many central localities and a clear commute advantage for the Airport Road corridor.
