South City 2 is the less glamorous sibling of South City 1, and priced accordingly. It is a planned colony on the Sohna Road side with Park Hospital and several schools inside its blocks, and its builder floors ask materially less than South City 1. The trade-off is that it has no gate, no amenities and a weaker resale reputation. This guide shows what the data says and why the discount exists.
Property figures are from RealtyHunting's South City 2 builder-floor page (a broker aggregator, October 2026), and are indicative asking figures. The page is shorter on detail than its South City 1 counterpart, and we say where that limits what we can conclude.
First, which sector is it in?
Listings and directories place South City 2 variously in Sector 47, Sector 49 and, in one source, Sector 50. Park Hospital's own listing gives its address as Q-Block, South City II, Sector 47, while school directories give Block E, Sector 49, South City-2 for Satya School and GEMS Modern Academy. The colony straddles sector boundaries, so an address that says 'Sector 49' and one that says 'Sector 47' can describe the same neighbourhood. For registry, society and tax purposes, confirm the block, plot number and sector as they appear on the title documents.
Asking prices
RealtyHunting quotes South City 2 builder floors at ₹11,800-12,500 per sq ft, against ₹15,000-20,000 in South City 1. Its example price points:
- 3 BHK entry, 1,500 sq ft: about ₹1.77 crore.
- 3 BHK mid-range, 1,750 sq ft: about ₹2.1 crore.
- 4 BHK entry, 2,000 sq ft: about ₹2.4 crore.
- 4 BHK larger, 2,400 sq ft: about ₹3.0 crore.
Those rates are indicative and come from a smaller sample than the Sector 49 page. Treat the price points as a starting frame, then price the specific floor against two or three comparable listings in the same block.
Rents and the tenant base
The source does not give a rent range or yield figure we can quote. It says demand is steady and tenancies long, with floors let to families working along Sohna Road, Golf Course Extension and the Sector 47-49 and 66-69 employment clusters. It also says the lower entry price gives a yield advantage over South City 1 but that this is not a high-yield location. We would ask for actual rental receipts or current comparable listings in the block before underwriting any number.
Hospitals and schools inside the colony
Park Hospital is at Q-Block in the colony, per the hospital's own listing. School directories list Satya School and GEMS Modern Academy in Block E. Fortis Memorial Research Institute (Sector 44) and Medanta (Sector 38) are reachable by road. For a family with children and elderly parents, the within-colony hospital and schools are the main practical advantage over a cheaper address farther out.
Connectivity: a drive, not a walk
The colony has access to Sohna Road, Golf Course Extension Road and the Southern Peripheral Road. RealtyHunting says the metro requires 'a drive rather than a walk' and calls the Cyber City commute 'a real run at rush hour'. Nearby employment is in the Sector 47-49 and 66-69 clusters.
The Millennium City Centre-Cyber City metro corridor, which lists stops at Sector 47 and Sector 48 in Wikipedia's order, is the future improvement. Wikipedia projects Phase 1 stations in 2028 and UNI reported 3.3% physical progress as of June 2026; The Tribune reported a ₹5,450 crore cost at the 2024 foundation event while Wikipedia cites ₹4,556.53 crore. Do not price a walkable-metro premium into a home that is not yet near a station.
Disadvantages, in the source's own terms
- Naming confusion with South City 1, which can cause mispriced comparisons and, occasionally, mis-described listings.
- No gating or amenities: it is a planned layout only.
- Ageing building stock that needs maintenance.
- Car-dependent access.
- A weaker resale reputation than South City 1, so exit takes longer or needs a bigger discount.
- Stamp duty on ₹1.77 crore: ₹8.85 lakh in a woman's name versus ₹12.39 lakh in a man's, per the source.
Who it suits, and our view
South City 2 suits families on a budget of roughly ₹1.8-3 crore who want a floor with a hospital and schools next door and who work along Sohna Road. It suits less well buyers who want a gated community or the cachet of South City 1.
Our view: it is good value if you buy for use. The discount to South City 1 is real, but it reflects a lower resale profile, so hold for years, check the specific building and do not pay a South City 1 narrative for a South City 2 floor.
