Updated 30 October 2026. There is no developer price list, because all 356 homes are sold. Every price below is a seller's asking price from a listing site, not a sale price. We could not confirm an actual recent sale price.
What is the current price of Sobha Indraprastha?
These ranges are wide and they do not agree. Floor, view, size and interiors drive much of the gap. For context, the Propnewz review puts the Rajajinagar average near ₹26,100 per sq ft, so the Housing.com listing asks close to the area average.
- 3 BHK: ₹3.45 Cr to ₹7.41 Cr asking, 4 BHK: ₹7.93 Cr to ₹9.96 Cr asking (Propnewz review citing 2026 listings, updated 26 August 2026).
- Project range of ₹3.9 Cr to ₹6 Cr (NoBroker, undated).
- 3 BHK at ₹3.7 Cr and 4 BHK at ₹6.27 Cr (Nestoria listings, undated).
- 3 BHK on the 27th floor at ₹5.5 Cr, about ₹26,790 per sq ft (Housing.com listing, February 2026).
What is the possession date of Sobha Indraprastha?
The occupancy certificate filed on Karnataka RERA is dated 17 June 2019. It was issued by BBMP for the residential building of 4 basements, ground and 37 upper floors with 356 homes. Portals show other dates, such as February 2019, April 2019 and August 2024. Go by the certificate. The RERA number is PRM/KA/RERA/1251/309/PR/170915/000234.
What are the sizes and configurations?
These sizes are usually super built-up. Ask for the carpet area of the exact flat and check it against the sale deed.
- 3 BHK: about 1,950 to 2,970 sq ft (Propnewz).
- 4 BHK: about 3,179 to 3,995 sq ft (Propnewz).
- One residential building of 356 homes, about 143 metres tall (Propnewz).
- Address: 19/2, near Minerva Mills compound, opposite Sujata Theatre, Gopalapura, Rajajinagar. It is about 1.3 km from the Majestic bus stand on Ola Maps (our measure).
- Amenities listed: pool, gym, sauna, spa, badminton, tennis and squash courts, mini theatre and cafeteria (Propnewz).
What is the rent and rental yield at Sobha Indraprastha?
3 BHK listings on Housing.com asked ₹1.3 lakh to ₹1.5 lakh a month in 2025, for flats of about 1,900 to 2,000 sq ft. We found no 2026 rent figure.
Our arithmetic: that is ₹15.6 lakh to ₹18 lakh a year. On a ₹5.5 Cr asking price, the gross yield is about 2.8% to 3.3%, before maintenance and tax. The rents are 2025 asks and the price is a 2026 ask, so treat this as a rough guide only. This is a home to live in first.
Is Sobha Indraprastha worth buying?
In our view the deciding factor is the individual flat and its paperwork, not the project. Compare the full cost with a new launch using New vs Resale Flat in Bangalore: 2026 Cost Comparison, and read Rajajinagar, Bengaluru: Buyer's Guide 2026 — Prices, Metro, Projects and Risks for the area.
- Yes, if you want to move in now: the building is complete, and you can inspect the exact flat, the view and the common areas before paying.
- Yes, if you want space in the centre: 3 BHK sizes start near 1,950 sq ft, and central west Bengaluru is close to Majestic.
- Yes, if you want to avoid GST: a completed resale home does not attract GST. Under-construction homes at this price usually carry 5%, which would be ₹27.5 lakh on ₹5.5 Cr (our arithmetic).
- Maybe not, if your main goal is rental income: compare the yield above with your other options.
- Maybe not, if you want a brand new home with a developer payment plan: resale needs the full amount, through your own funds and loan, by the sale deed date.
What should you check before buying a resale flat here?
Follow the steps in Resale Flat Buying Process in Bangalore: 10 Steps, 2026. Our project page, with RERA documents, is Sobha Indraprastha.
- The occupancy certificate and the original sale deed, to see what was paid.
- The title chain, the khata in the seller's name and a no-dues letter from the association.
- Your bank's valuation, before you pay anything beyond a token.
- The guidance value, because stamp duty is charged on the higher of price and guidance value.
- How access, parking and shared services work with the commercial part of the former Minerva Mills compound. The environmental clearance on RERA describes a mixed development.
