Sector 62 is a core Golf Course Extension Road sector with a cluster of Emaar, Pioneer Urban and Conscient projects. Two sources give similar averages: Realty Hunting puts it at about ₹20,750 per sq ft (range ₹18,350 to ₹23,550), and a Together Buying report dated 6 May 2026 puts it at about ₹20,950 super built-up (range ₹17,550 to ₹23,200) as of April 2026.

Together Buying also cites price growth of 3.2% over one year, 45% over three and 99.5% over five. Realty Hunting cites 2.2% over one year and 97.6% over five. Both show that the big gains came earlier and that the last year has been subdued.

Connectivity: roads, metro and distances

Sector 62 has no metro station of its own. Distance estimates to the Sector 55-56 Rapid Metro vary: about 1 km per Realty Hunting and about 3 km per Together Buying, so measure the route from the specific project. Together Buying also lists about 18.4 km to IGI Airport and 10 to 12 km to Cyber City. It names traffic jams at peak hours on Golf Course Road and the Southern Peripheral Road as a risk.

There is no metro on Golf Course Extension Road today. The nearest operating station is Sector 55-56 on the Rapid Metro. A 35.25 km, 28-station Sector 56 to Panchgaon corridor is proposed, with a route that lists Sectors 56, 61, 65 and 66 among others; on 11 September 2026 the Haryana Chief Secretary reviewed it and directed agencies to finalise the revised Detailed Project Report (per ThePrint). A report under revision is not a sanctioned line with an opening date, so we recommend valuing a home on today's road access and treating the metro as a possible future benefit.

Schools, hospitals and shopping

Together Buying names Heritage Xperiential Learning School, Gurugram Public School and Lotus Valley International School; Medanta The Medicity, Swastik Hospital, Marengo Asia Hospital and CK Birla Hospital; and Paras Trinity, WorldMark, Omaxe City Centre and Ardee Mall. Verify drive times from your project.

What is built and what is launching

Named projects, with Property Point listings where available:

  • Emaar Digi Homes (Emaar Digi Homes), Emaar India: ready to move, 2 and 3 BHK at ₹3.5 crore to ₹5.5 crore on our listing. Realty Hunting cites about ₹22,900 per sq ft and delivery in April 2023.
  • Emaar Urban Oasis (Emaar Urban Oasis Sector 62 Golf Course Extension Road), Emaar India: under construction, 3 and 4 BHK. Dates differ by source: our listing shows July 2027, while another listing and Together Buying show December 2028 and September 2028. Check HRERA.
  • Emaar Amaris (Emaar Amaris Sector 62 Golf Course Extension Road), Emaar India: new launch, 2, 3 and 4 BHK at ₹3.46 crore to ₹6.51 crore, possession shown as August 2029.
  • Pioneer Araya: Realty Hunting quotes about ₹25,100 per sq ft, with rents of ₹1.8 to ₹2 lakh for a 3 BHK. It warns that prices rose about 27% in one quarter and need verification against registered sales.
  • Conscient Heritage One: about ₹19,000 to ₹19,500 per sq ft per Realty Hunting; Together Buying also names Conscient Elevate Reserve, Pioneer Urban Presidia and ABW Verona Hills as newer supply.

Price levels and rents

Yields are modest. Realty Hunting calculates about 2.2% to 2.5% gross for Pioneer Araya and about 2.4% to 3.8% for Emaar Digi Homes; Together Buying estimates 2.5% to 3.5% for the sector, with leases of 11 months to two years.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Advantages

  • A strong cluster of established developers and a mix of ready and upcoming homes.
  • Close to Golf Course Road and the Rapid Metro by road.
  • Healthcare and schooling options named by sources within a reasonable drive.

Risks and drawbacks

  • No metro in the sector, and the proposed Sector 56 to Panchgaon line is not yet sanctioned (Realty Hunting says avoid valuing it today).
  • Peak-hour traffic and drainage stress on the corridor.
  • Rapid densification and some street-lighting issues, per Together Buying.
  • Some price jumps, such as Pioneer Araya's, need checking against registered deals.

Who it suits

Families and senior professionals who want a quality built home from a major developer on the Extension Road, and who accept a modest yield.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 62 is a mature, well-served part of the corridor. It is best approached as a place to live: the data points to modest recent growth and modest yield. Choose on developer delivery record and building specification, and verify any claimed recent price jump.
