How to shortlist schools before you land

If your child is in a CBSE school in the Gulf, continuity is usually simplest with a CBSE school here; Bengaluru also has ICSE, state-board, IB and Cambridge schools. Use the boards' own directories rather than lists on project brochures:

  • CBSE affiliated-school directory: saras.cbse.gov.in
  • CISCE (ICSE and ISC) school search: cisce.org
  • IB World School finder: ibo.org
  • Cambridge International school finder: cambridgeinternational.org
  • Ask each school for its admission window and transfer rules for a child coming from a Gulf school, and whether it needs the transfer certificate attested.
  • Then test the drive: do the school run on a weekday at 7.30 am, by video call with a relative if you cannot be there. A school 6 km away can take longer than one 12 km away on a clear road.

Rent first, or buy before you move?

Renting for six to twelve months lets you test the school run and the office commute before committing. ANAROCK's Q2 2026 rents for a 1,000 sq ft 2 BHK are ₹30,000–46,000 a month in Whitefield, ₹33,000–46,500 on Sarjapur Road, ₹28,000–42,000 on Thanisandra Main Road and ₹20,000–31,000 in Electronic City. If you already know the office and school, buying a flat nearing possession avoids paying rent and EMI together.

Ready, nearing possession or under construction?

If you move within a year, a ready or nearly ready home matters more than a launch price. GST is 5% while a home is under construction and nil when the whole price is paid after the completion certificate (CBIC FAQ). Money and tax when you come back

Your residential status changes the tax on your Gulf savings and on any Indian rent. Buy while still an NRI, and the purchase rules for NRIs apply: pay through banking channels or your NRE, FCNR(B) or NRO account (RBI Master Direction No. 12). What to do now

  • Write down the office address of each working adult and the school shortlist, then draw a 40-minute peak-hour radius around each.
  • Pick the area where the circles overlap, then look at projects; not the other way round.
  • Keep a metro station within walking distance on your list, but do not pay a premium for a line that is still only approved.
