This guide maps school clusters to areas, adds hospitals and commute logic, and puts sourced price figures next to each so you can see what the trade-off costs.

How to choose a family area in Bangalore

  • School first: traffic makes a 6 km school run feel like 15. Shortlist two or three schools, then draw a circle around them.
  • Office second: one parent's commute can be fixed with a metro line or a shift; a child's daily ride cannot.
  • Hospital access: a multi-specialty hospital within 20 minutes matters more with small children than a mall.
  • Water: in newer belts, check the building's Cauvery connection and summer tanker spend before anything else. For the east, Varthur & Gunjur Buyer's Guide 2026: Water, Roads and Real Prices covers the local water picture.
  • Flood risk: low-lying pockets near lakes flood in heavy rain. Run the check in Flood Prone Areas in Bangalore 2026: Lake Buffer Check Before Buying.
  • Parks and open space: gated projects give children a safe play area; older layouts have public parks within walking distance.

Sarjapur Road and Varthur: the international-school belt

This is where Bangalore's international schools cluster. The International School Bangalore (TISB) is at NAFL Valley, off Sarjapur Road near Dommasandra Circle. Inventure Academy's Whitefield-Sarjapur campus is at Chikkavaderapura, also near Dommasandra Circle. Greenwood High's ICSE campus is at Chikkawadayarapura, Gunjur Post, on the Varthur-Sarjapur Road. Delhi Public School East's CBSE affiliation record gives its address as Sulikunte, Dommasandra Post, Sarjapur Road.

Price: Square Yards lists an apartment asking price of ₹13,650 per sq ft in Varthur for June 2026. Projects along the road include Brigade Parkside East Sarjapur Road. Browse more in Sarjapur Road, Bangalore.

Trade-off: the school run is short, but the drive to Outer Ring Road offices can be long. Sakra World Hospital is on the Outer Ring Road at Devarabeesanahalli.

Whitefield: schools, tech parks and a metro line

Whitefield suits families where a parent works in ITPL or the EPIP zone. The National Public School group lists an NPS ITPL campus in the Kadugodi area. Manipal Hospital has a Whitefield hospital in the area.

Price: Square Yards lists ₹14,500 per sq ft for Whitefield apartments for June 2026, up from ₹14,150 in December 2025. A 1,500 sq ft flat at that rate is 1,500 × ₹14,500 = about ₹2.18 crore. Compare projects in Whitefield, Bangalore.

Yelahanka and Hebbal: north Bengaluru campuses

North Bengaluru has its own cluster. Mallya Aditi International School gives its postal address as Yelahanka New Town. The Canadian International School is at Manchenahalli, Yelahanka. The NPS group lists an NPS North campus in Yelahanka. Further out towards the airport, Stonehill International School is at Tarahunise, Jala Hobli.

Hospital: Aster CMI is on New Airport Road at Sahakar Nagar, Hebbal.

Price: Square Yards lists Yelahanka at ₹10,100 per sq ft and Hebbal at ₹17,100 per sq ft for June 2026. The gap is large: a 1,500 sq ft flat is about ₹1.52 crore in Yelahanka against about ₹2.57 crore in Hebbal. Hebbal buys proximity to Manyata and the city; Yelahanka buys space. See Yelahanka, Bangalore and Sobha Palm Court Yelahanka.

Jayanagar, JP Nagar and Kanakapura Road: the established south

South Bengaluru offers planned layouts, parks and a long list of older schools, with Kanakapura Road as the newer, more affordable extension.

Price: Square Yards lists Jayanagar at ₹18,900 per sq ft, JP Nagar at ₹11,350 and Kanakapura Road at ₹12,000 for June 2026. A 1,500 sq ft flat works out to about ₹2.84 crore, ₹1.70 crore and ₹1.80 crore respectively. Jayanagar stock is mostly resale and independent houses; Kanakapura Road has newer gated projects such as Godrej Eternity Kanakapura Road. Browse Kanakapura Road, Bangalore.

Malleshwaram, Rajajinagar and Indiranagar: central and walkable

These are older neighbourhoods with long-standing schools. National Public School's first campus, founded in 1959, is in Rajajinagar, and NPS Indiranagar is on 12 A Main, HAL II Stage. The NPS group also runs campuses in Koramangala and HSR.

Price: Square Yards' latest apartment figure for Malleshwaram is ₹13,050 per sq ft (December 2025). Supply here is thin and mostly resale or small redevelopment, so expect to search longer. See Malleshwaram, Bangalore.

Worked example: what a 3 BHK costs in each family area

Using Square Yards' June 2026 apartment asking rates (Malleshwaram December 2025) and a 1,500 sq ft flat. These are average asking prices across new and resale listings, not transaction prices, and before stamp duty and registration.

  • Yelahanka: 1,500 × ₹10,100 = ₹1.52 crore
  • JP Nagar: 1,500 × ₹11,350 = ₹1.70 crore
  • Kanakapura Road: 1,500 × ₹12,000 = ₹1.80 crore
  • Malleshwaram: 1,500 × ₹13,050 = ₹1.96 crore
  • Varthur: 1,500 × ₹13,650 = ₹2.05 crore
  • Whitefield: 1,500 × ₹14,500 = ₹2.18 crore
  • Hebbal: 1,500 × ₹17,100 = ₹2.57 crore
  • Jayanagar: 1,500 × ₹18,900 = ₹2.84 crore

Gated project or an old layout: which is better for children?

A large gated project gives children a safe internal play area, a pool and friends in the same block. The cost is a higher maintenance bill, a longer drive to everything outside the gate, and in newer belts a dependence on the builder's water and STP arrangements. Ask for the association's last year of accounts before you buy.

An older layout such as Jayanagar, JP Nagar or Malleshwaram gives public parks, walkable shops, tuition centres and libraries within a few streets. Homes are older, parking is tight and many are independent houses or small buildings without a clubhouse. For school-age children who will soon travel on their own, walkability often matters more than amenities.

A middle path is a mid-sized project inside an established area. These are rare and sell quickly, so set alerts early and keep documents ready.

Which area suits which family?

  • IB or international curriculum, parent in east Bengaluru tech parks: Sarjapur Road, Varthur, Whitefield.
  • International school in the north, parent at Manyata or the airport: Yelahanka, Hebbal.
  • CBSE or state board, want parks and walkable shops: Jayanagar, JP Nagar, Malleshwaram, Rajajinagar.
  • Tighter budget, new gated project, CBSE school nearby: Kanakapura Road, Yelahanka.
  • Want to rent first: rent near the school for a year, test the commute in June and the monsoon, then buy.

Checklist: what to test before you buy near a school

  • Drive the school route at 7:30 am and the return at 3:30 pm on a weekday, not on a Sunday.
  • Test the office commute at 9 am and 7 pm, including the walk to the nearest metro station.
  • Walk the nearest park or the project's open space at 5 pm to see where children actually play.
  • Ask two residents how many hours of power cuts and how many water tankers they had last summer.
  • Confirm the school's admission rules and whether distance matters.
  • Check the building's water source and summer tanker spend.
  • Check the flood history of the street.
  • Confirm K-RERA registration, OC and khata. See The 9-Point RERA Checklist Every Buyer Should Run.
  • Visit the nearest hospital emergency department and note the drive time.
