Mahindra Lifespaces describes the township as a 1,550-plus-acre integrated business city, a 89:11 partnership with the state's TIDCO, with 608 acres of Special Economic Zone and 762 acres of Domestic Tariff Area; tenants it lists include BASF, Infosys, BMW, ZF and Emerson (page updated 5 March 2026). Wikipedia describes three sector SEZs (IT, auto ancillaries, and apparel and fashion accessories), a residential and social zone, more than 25,000 employees, and the Mahindra World School. For a household that works here, the commute is the case for buying; for one working in Guindy or on OMR, the drive is 80 minutes or more.

Water and flooding: what we could not verify
We found no dated report on flooding or water supply specific to Mahindra World City, so we do not rate it either way. Ask the developer or residents' association for the water source, sewage treatment and how the project fared in the 2023 and 2025 monsoons, and check the survey number for any waterbody classification.
