Madhavaram is where two of Chennai Metro's Phase 2 corridors begin. Wikipedia's station tables for Corridor 3 (Purple Line, Madhavaram to SIPCOT) and Corridor 5 (Red Line, Madhavaram to Sholinganallur) both start at Madhavaram Milk Colony. That is a rare level of planned rail attention for a North Chennai suburb, and it explains why national developers have launched here.

The catch is timing. Both lines' Madhavaram stations are tabulated for December 2028 by Wikipedia, and earlier sources were more optimistic. This guide separates what is built from what is planned, and uses ANAROCK's micro-market report for rents and typologies.

Location

Wikipedia describes Madhavaram as a neighbourhood in northern Chennai between Perambur and Kodungaiyur, and a taluk in Chennai district since the district was expanded on 16 August 2018. The 2011 population was 119,105. Its campuses include Tamil Nadu Veterinary and Animal Sciences University, a Fisheries University campus and a Tamil Nadu Agricultural University campus.

ANAROCK's October 2024 micro-market report describes Madhavaram as a growing residential market with convenient access to Chennai Central and to Kolathur, Perambur, Vyasarpadi and Anna Nagar, approachable through the 200 Feet Ring Road, Grand Northern Trunk Road and Madhavaram–Red Hills Road. It lists the nearest railway station as Perambur, 5 km away, and the airport at 27 km, and notes Madhavaram Botanical Garden (8.18 hectares) and a CMDA-developed truck terminal.

Metro: two corridors, one timing question

Wikipedia's Red Line table lists Madhavaram Milk Colony (underground), Madhavaram Depot, Assisi Nagar, Manjambakkam, Velmurugan Nagar, Madhavaram Bus Terminus, Sastri Nagar and Retteri Junction on the Madhavaram end, all with a December 2028 opening. The Purple Line table lists Madhavaram Milk Colony, Madhavaram High Road and Moolakadai, underground, also December 2028.

ANAROCK's October 2024 report said CMRL planned Corridor 3 completion by 2026 and Corridor 5 by 2028, and that CMRL had sought CMDA's nod to build an elevated Corridor 5 station next to Madhavaram Mofussil Bus Terminus with a 50-metre connecting bridge. It named Milk Colony and Tapalpetti as the nearest metro stations. Metro Rail Today reports that CMRL's 2023 revision dropped Thapalpetti and others, so that name may no longer apply. Dates have slipped since 2024, and the sources conflict; confirm current status and station locations with CMRL.

Construction World's 8 September 2026 report says CMRL targets November 2026 trials on the Koyambedu to Chennai Trade Centre stretch of Corridor 5, which is the southern part and not the Madhavaram end. For Madhavaram specifically, the sourced tables point to 2028.

Schools, hospitals and amenities

ANAROCK's report lists hospitals including St Anthony's Hospital, Murari Hospital, KVT Speciality Hospital, Pavithra Hospital, Prashanth Super Speciality Hospital and Meridian Hospital. It lists schools and colleges including Olive Tree International School (CBSE), St. Joseph's Academy Matriculation School, Jai Gopal Garodia Higher Secondary School, Velammal New Gen School, Greenfield Chennai International School, St Anne's Arts and Science College and Bosco Academy, and malls including Spectrum The Grand Venus Mall and The Mall of Madras. ANAROCK's lists are a point-in-time compilation from 2024.

Prices and rents, with a conflict flagged

ANAROCK's report put the average base selling price at ₹6,498 per sq ft at H1 2024, up about 45% over 8.5 years and 26% over five years, with about 2,200 launches from 2016 to H1 2024 (22% of North Chennai's supply) and about 1,000 units available, 78% under construction. Mid-segment (₹40 to 80 lakh) was about 76% of supply, ₹80 lakh to 1.5 crore about 21%, and no supply above ₹1.5 crore had been recorded since 2016.

Magicbricks' Q3 2026 data (updated October 2026) shows a multistorey apartment average of ₹8,432 per sq ft, up 3% quarter on quarter, within ₹6,784 to ₹10,079, with plots at about ₹42,062 per sq yard (up 6%). The gap from ANAROCK's ₹6,498 reflects a different period (H1 2024 versus Q3 2026), a different measure (base selling price versus portal asking average) and a mix shift toward newer, higher-priced launches. We do not pick one. Knight Frank classifies Madhavaram in North Chennai, where it recorded 940 unsold units (up 32%) and a healthy quarters-to-sell of 3.3 in H1 2026.

For rents, ANAROCK's typology table (2024) showed 1 BHK at ₹6,000 to ₹10,000 per month, 2 BHK at ₹10,000 to ₹24,000 and 3 BHK at ₹18,000 to ₹40,000, against ticket sizes of ₹20 to 46 lakh, ₹50 to 90 lakh and ₹65 lakh to 1.45 crore. Those ticket sizes predate the launches below, which are higher.

  • Radiance Solitaire: 2, 3 and 4 BHK, ₹64 lakh to ₹1.95 crore, under construction, listed possession June 2028 (RERA TN/29/Building/0028/2025).
  • Urbanrise The Lakes Edge (Alliance Group): 2 and 3 BHK, ₹85 lakh to ₹1.47 crore, under construction, listed possession September 2028 (RERA TN/29/Building/0083/2025).
  • DRA Astra (Moolakadai): 2 and 3 BHK, ₹93 lakh to ₹1.42 crore, under construction (RERA TN/29/Building/0018/2025).

Cons and risks

  • Metro timing: December 2028 for the Madhavaram stations in Wikipedia's tables, with earlier targets already missed.
  • Sources disagree on stations (Thapalpetti was dropped in 2023 per Metro Rail Today) and on price levels.
  • Long possession dates (2028 to 2030) on most listings.
  • Heavy supply: 78% of ANAROCK's available inventory was under construction, so delivery risk is real.
  • Industrial and port-related surroundings; check the immediate neighbourhood.

Who it suits

Buyers with workplaces in the northern industrial belt, families seeking a new, amenity-led building under ₹1.5 crore, and long-horizon buyers who accept a 2028 or later metro. It is less suited to those who need rail connectivity within two years.

Verdict

Madhavaram has the strongest metro story of any North Chennai locality on paper, and the delivery risk to match. Buy a building you would be happy in without the metro, and treat each rail milestone as a bonus.
