What usually ranks for this query is one community's course facts or a years-old price sheet. This note compares all four, separates club membership from home ownership, and sets out what a buyer at this level should check before paying a golf premium.

Which gated communities in Bangalore have a golf course?

  • Prestige Golfshire, Nandi Hills Road, Devanahalli: 275 acres with independent mansions and villas, an 18-hole course, a Marriott hotel, a convention centre and a lake. The course is by Bob Hunt of PGA Design Consulting, par 72, 7,004 yards, open since 2011 and managed by Troon Golf (Wikipedia).
  • Prestige Augusta Golf Village, Horamavu, off Hennur Road: 460 villas across 16 blocks on 104 acres; 3 BHK of 2,400 and 3,500 sq ft and 4 BHK of 4,300 sq ft. Ready to move, with no units left from the developer. Its amenity list names a 9-hole golf course (Homz N Space, 19 October 2026).
  • Eagleton Golf, Mysore Road, Bidadi: plots of about 3,000 sq ft and 3 BHK villas of 2,000 to 2,200 sq ft, listed as sold out by the builder, with possession shown as May 2013 (CommonFloor). Treat any plot here as a resale and price it on recent registered deeds, not old portal sheets.
  • Aikam Golf Estates Phase I (marketed as BCD Aikam Golf Links), Kambalipura, Hoskote taluk: 62 plots in the registered phase, about 1,152 to 2,818 sq ft, built around a private putting course rather than a full course. Marketing cites about 150 plots and a 70-acre township, but the developer's own page says the wider master plan is pending regulatory approval (Bangalore Upcoming Residential Projects, citing K-RERA).

What does a villa at Prestige Golfshire cost?

There is no current developer price. The mansions were sold years ago, and the price ranges still circulating online date from listing pages updated in 2022, so we do not repeat them as today's market. A golf-front home here is priced one deal at a time.

The honest way to value one is to ask the seller's advocate for the last few registered sale deeds inside the community, compare them per sq ft of land and of built-up area, and check the guidance value for the survey numbers. Then add what is specific to the house: which hole it faces, its age and the state of its services.

Club membership is not the same as owning the home

At a golf community you buy two things that may not travel together: the house and access to the club. Golfshire's own calendar makes the distinction plain. The Club Championships on 24 October 2026 and The Invitational Golfshire on 4 December are for members only, while the Prestige Masters Grand Finale on 21 November, the Titleist Junior Series on 29 October and the Seniors Open on 17 December are open to members and non-members (Prestige Golfshire Club, 2026 calendar).

Before you agree a price, get written answers to three questions from the club, not the seller:

  • Does the seller's membership transfer to you with the home, and at what fee?
  • If it does not, is there a waiting list for new members, and what are the joining and annual charges?
  • Who manages the course and the common areas, and how are their costs shared between homeowners and the club?

Golf in Bengaluru this season, and the event that was dropped

The local calendar is full through December. Golfshire's 2026 list runs from the sixth Prestige Masters qualifying leg on 17 October to the Seniors Open on 17 December (Prestige Golfshire Club).

One headline event will not happen. The International Series India, backed by the Asian Tour, was announced for Golfshire on 8 to 11 October 2026 (The Tribune, ANI, 29 January 2026). In August, a venue update said it would no longer be played there; reporting linked this to the Asian Tour's 21 July partnership with the PGA Tour and DP World Tour, and no official reason was given (4moles, 18 August 2026). It is a change in professional golf's calendar, not a change at the community.

Airport access and location, compared

  • Golfshire: Nandi Hills Road, Karahalli Post, Devanahalli taluk (club address). It sits on the far side of the airport from the city.
  • Augusta Golf Village: about 14.9 km from Kempegowda International Airport and 7.7 km from Manyata Tech Park in a straight line, per its listing page (Homz N Space). Road distances will be longer.
  • Eagleton: Mysore Road at Bidadi, in the south-west, the opposite side of the city from the airport.
  • Aikam Golf Estates: Kambalipura in Hoskote taluk, in the east beyond Old Madras Road.

Is golf course property a good investment in India?

We do not forecast prices. What we can say is that the scarcity is real: the four communities above are close to the whole list in Bengaluru, and three of them have no developer stock left. That makes resale depth thin. A buyer may wait months for the right house, and a seller may wait as long for the right buyer.

For a plotted golf phase, the questions are different. Confirm that the plot you are offered is inside the registered phase, read the approved layout rather than the marketing master plan, and check the RERA completion date against the stage of roads, drains and the putting course on site.
