Sector 112 is a developing sector with other launches nearby, including Experion's own Windchants Nova in our catalogue.

A portal quotes about ₹15,000-16,500 per sq ft for Windchants (indicative asking), which is below the ₹20,000-₹24,000+ that Sobha's blog and RealtyHunting give for the corridor's premium sectors. A ready project in a more mature stage often prices differently from new launches.

Our catalogue's ₹4.2-7 crore range and the portal's ₹3.54-15 crore range reflect different unit mixes. Villas and villaments at the top end are a different product from the apartments.

Developer track record

Experion's earlier Gurugram projects include Heartsong (Sector 108), with a possession target of December 2016, and The Westerlies (Sector 108), with a target of August 2019 (portal listings). HRERA records in our search show a proceeding relating to The Westerlies. We could not verify actual handover dates or outcomes.

We did not find other reported HRERA penalties or court matters in our search; the search was not exhaustive. Windchants being ready is a verifiable point in its favour.

The developer describes villament and villa formats with landscaped surroundings. These are claims; since the project is ready, visit and inspect rather than rely on brochures.
