Farrukhnagar is a historic town in Gurugram district with a rail line, a salt-trade past and, increasingly, a land market driven by Gurgaon's westward spread. Realty Hunting's Farrukhnagar guide (published 5 July 2026, updated 31 July 2026) identifies three demand engines: Gurgaon spillover from buyers priced out of city plots, logistics employment around the depot and warehousing belt, and the stilt-plus-four rental trade that serves both.

Connectivity

The guide lists access to the Kundli-Manesar-Palwal (KMP) Expressway, described as committed, a functioning rail line to Gurgaon, Delhi and Jhajjar, and roads through Pataudi Road and the Farrukhnagar-Gurgaon road. It puts travel to New Gurgaon and Pataudi Road sectors at 20 to 30 minutes and to central Gurgaon at 40 to 50 minutes. Those are the guide's estimates. Signature Global's 27 September 2026 announcement, reported by The Realty Today, locates its site 15 minutes from the Dwarka Expressway with KMP access and frontage on the Farrukhnagar-Wazirpur Road.

On rail, the Haryana Orbital Rail Corridor is designed to connect with the Garhi Harsaru to Farukhnagar line at Sultanpur (Wikipedia), has a 2028 completion target, and a 36 km extension toward this line is at the DPR stage. The site adjoins Sultanpur National Park per Realty Hunting, which matters for noise, wildlife and any eco-sensitive zone rules, and for the same reason can restrict building near the boundary. Ask for the distance to the park boundary and any notified buffer for any parcel you consider.

Prices (indicative, mid-2026)

All of these are asking rates from a broker site. The guide's own caveat is that unlicensed layouts exist and a five-check routine is needed.

  • Licensed DDJAY plots: ₹65,000 to ₹90,000 per sq yd; 100 sq yd entry plots from about ₹65 lakh to ₹70 lakh; the 90 to 180 sq yd range runs ₹60 lakh to ₹1.6 crore.
  • Older town colonies: ₹45,000 to ₹70,000 per sq yd.
  • New builder floors on DDJAY plots: 3 BHK floors at ₹55 lakh to ₹85 lakh each.

The build-and-rent arithmetic

The guide models a stilt-plus-four build: a plot at about ₹85 lakh to ₹95 lakh plus construction of about ₹85 lakh to ₹95 lakh, roughly ₹1.8 crore to ₹1.9 crore all in. Monthly rent is quoted at ₹13,000 to ₹18,000 per floor, which for three rentable floors the guide totals at about ₹4.7 lakh to ₹6.5 lakh a year. Dividing the lower rent figure by the higher cost gives about 2.5%, and the upper pair about 3.6%, before vacancy, maintenance and tax. In other words, the rent case does not carry the investment; the plan relies on land appreciation over a recommended 5 to 8 year hold, and the guide says liquidity is brisk in Gurgaon growth cycles and slower between them.

Named projects and a large announcement

Treat this as a developer announcement. Land under a collaboration agreement is not yet acquired, there is no launch date, and the product is described as farmhouse villas, a category that in the Aravalli belt has seen enforcement trouble; confirm the licence and land-use category when a registered phase appears. None of this is in the Property Point catalogue.

  • Lykehomes Avenue (Sector 3 belt) and Hemis One (Sector 1, Farukhnagar) are named in the Realty Hunting guide; we have not verified licence or delivery status for either.
  • Signature Global announced, on 27 September 2026, a 194.22-acre ultra-luxury, low-density, invitation-only farmhouse villa project in Farrukhnagar. The Realty Today reports 25 acres acquired and 169.22 acres under collaboration agreement, a gross development value of ₹5,500 crore to ₹6,000 crore, developable potential of 6.77 million sq ft, and no launch date. Chairman Pradeep Aggarwal said Farrukhnagar had been on the company's radar and that it was not looking at the site as a conventional residential development.

Pros

  • Land is cheaper than in Sohna by the guide's own comparison, and a 100 sq yd plot can start well below a Gurgaon apartment price.
  • Operating rail line and KMP access, with the orbital rail line planned.
  • Large-developer interest, as the September 2026 announcement shows.

Cons and risks

  • Unlicensed layouts: the guide says they exist. Check the DTCP licence, RERA, approved layout and infrastructure confirmation.
  • Commute of 40 to 50 minutes to central Gurgaon, per the guide.
  • Low rental yields on the build-and-rent model.
  • Logistics belt effects: proximity to the Garhi Harsaru junction and a container depot, plus heavy vehicle movement.
  • Liquidity risk between growth cycles.

Who it suits and verdict

Farrukhnagar suits patient plot buyers, small-scale developers comfortable with construction risk and landholders who want a Gurgaon-adjacent footprint at a lower cost. It does not suit anyone needing near-term rental income or a fast exit. Our view: the legal diligence is the main work. Buy only inside a licensed layout, with the title searched and the exact distance to Sultanpur National Park checked.
