Updated 21 October 2026. We opened each report's coverage today, added Cushman & Wakefield's Q3 2026 submarket rates from its own report, and set the figures side by side. Most pages that rank for this query give a single undated price range. This one explains why the datasets disagree, which budgets are growing or shrinking, and what that means when you negotiate.
Are property prices rising in Chennai in 2026?
Yes, on every measure we checked, but the measures are different things. None of them is an official government index.
- Asking prices, Q3 2026 vs Q2: up 2.3% in Chennai, against 1% nationally (Magicbricks PropIndex, via News18, 16 October 2026).
- Transacted weighted average, Q3 2026: ₹7,715 per sq ft, up 5.9% year on year (Knight Frank, via Business Minutes, 7 October 2026).
- Apartment prices, H1 2026: up 13%, the highest growth among the seven markets JLL tracks (Hindustan Times, 18 August 2026).
- Launch prices, Q3 2026: the weighted average for newly launched projects rose 39% quarter on quarter to about ₹8,300 per sq ft, but stayed 17% below Q3 2025 (Cushman & Wakefield, Chennai Residential MarketBeat Q3 2026).
What is the average price per sq ft in Chennai?
City averages hide a wide spread. Cushman & Wakefield publishes quoted base rates by submarket. These exclude other charges, so the price you pay will be higher. Figures are for Q3 2026, with the year-on-year change in brackets.
- Mid segment · Central (Boat Club, Poes Garden, Nungambakkam) · ₹17,000–20,000 per sq ft (+10%)

- Mid segment · Off Central II (T Nagar, Anna Nagar, Adyar, Velachery and others) · ₹12,500–14,000 (+10%)
- Mid segment · Suburban South I (Rajiv Gandhi Salai, Thiruvanmiyur to Kelambakkam) · ₹7,500–9,500 (+7%)

Is Chennai real estate slowing down?
It depends on the window and the tracker. Over nine months, sales held up: Knight Frank recorded 13,871 homes sold in January–September 2026, up 2% and the highest for that period since 2018. Its quarterly count was 4,763, 4,435 and 4,673 for Q1, Q2 and Q3 (Business Minutes, 7 October 2026).
On a single quarter, PropEquity sees a sharper picture: 4,680 homes sold in July–September 2026 against 5,640 a year earlier, a 17% fall, tied with Kolkata for the steepest drop among the nine cities it tracks (Trak.in, 5 October 2026). Notice that the two Q3 unit counts are almost identical. The disagreement is mostly about the year-ago base, not about this quarter.
Demand signals are improving. Magicbricks says searches for Chennai homes rose 7.2% quarter on quarter, though nationally demand was still 9.6% below a year earlier (News18, 16 October 2026). New supply is lighter: Knight Frank counts 14,639 units launched in nine months, down 7%, and Cushman & Wakefield counts about 4,260 launches in Q3, 35% fewer than a year earlier, with Suburban South II contributing 49% of the quarter's launches.
Why are housing sales down but prices up in Chennai?
Because the mix of homes being sold has moved up the price ladder. When more of the sales are larger and costlier homes, the average price rises even if the price of a given flat barely moves.
- Below ₹50 lakh: sales fell 46% in January–September 2026 (Knight Frank).
- ₹50 lakh–1 crore: still the largest band, 6,506 homes, up 7%.
- ₹1–2 crore: 3,808 homes, up 17%.
- ₹2–5 crore: 1,709 homes, up 54%.
- Homes above ₹1 crore rose to 42% of sales from 34% a year earlier (all Knight Frank, via Business Minutes, 7 October 2026).
- Listings shrank: Magicbricks says active supply contracted in Chennai in Q3, while it grew only 1.9% nationally (News18, 16 October 2026). Fewer listings against rising searches lifts asking prices first.
- Launch mix: Cushman & Wakefield says high-end and luxury launches made up 36% of Q3 supply, and premium launches in Koyambedu and Mugalivakkam pushed up its launch-price average.
Why do Chennai's price reports disagree?
- Magicbricks PropIndex measures asking prices and search demand on its own portal. It moves first but is not a transaction record.
- Knight Frank and PropEquity count primary (new-home) sales. Their methods and year-ago bases differ, which is why the same quarter can read as flat or down 17%.
- JLL covers apartments only, in half-year blocks.
- Cushman & Wakefield's averages are for newly launched projects, and its submarket figures are quoted base rates. Its Q3 data runs to 11 September 2026.
- Registered sale deeds, the closest thing to an official record, are not published as a city price index. For any single flat, the guideline value and recent deeds in that street matter more than a citywide average.
Which home sizes and budgets are Chennai buyers choosing?
- Homes of 750–1,250 sq ft and 1,250–2,000 sq ft made up over two-thirds of demand on Magicbricks, with 2 and 3 BHK the most preferred (PNI News, 17 October 2026).
- ₹1–1.5 crore was the largest sales band in JLL's H1 2026 data, and ₹2–5 crore homes were 18% of transactions (Hindustan Times, 18 August 2026).
- A typical new 2 BHK in Chennai is about 900–1,000 sq ft and a 3 BHK about 1,300–1,500 sq ft, per JLL.
Is this a good time to buy a flat in Chennai?
We do not forecast prices. What the data does tell you is where you have room to negotiate. Knight Frank puts Chennai's quarters-to-sell at 4.4, the second-lowest of eight markets, which means unsold stock is not piling up across the city (Business Minutes, 7 October 2026). Launch volumes are lower than last year. That combination rarely produces deep discounts on well-located projects.
Room usually exists in the details: floor-rise and preferred-location charges, car-park pricing, payment-plan timing and the gap between a launch price and the quoted rate for ready homes nearby. Compare the per sq ft rate on the same basis (carpet or saleable area) and ask for every charge in writing before you book.
