Updated 19 October 2026. We re-read the Deccan Herald, Construction World, PTI and News Karnataka reports and checked each figure. Pages that rank for this today give the totals but not the locality list, the notification date, the timeline lesson from the last expansion or a checklist for buyers. This article covers all of them.

Which areas are under BWSSB now?

All areas and villages under Bengaluru North, East, South, Yelahanka and Anekal taluks are now within BWSSB limits (Deccan Herald, 26 September 2026). Prominent areas named in the report:

  • South and south-east: Sarjapur, Bommasandra, Hebbagodi, Anekal, Jigani, Chandapura, Attibele.
  • South and south-west: Kaggalipura, Thalaghattapura, Bannerghatta, Kumbalgodu.
  • North and north-west: Soladevanahalli, Makali, Dasanapura, Hesaraghatta, Doddajala.
  • East: Bettahalasuru.

In numbers, the expansion brings roughly 86 gram panchayats and 11 urban local bodies under BWSSB and could improve piped-water access for about 19 lakh people, by the board's initial estimate (Construction World, 1 October 2026).

When will the newly added areas get BWSSB water?

No schedule has been published. BWSSB officials said the first phase would serve three urban local bodies and six gram panchayats, but they did not name them, and the schedule, funding and order of connection have not been disclosed (Construction World, 1 October 2026).

BWSSB chairperson Dr Manjula N told Deccan Herald the board would immediately start a master plan and action plan for the network, new ground-level reservoirs and sewage treatment plants. Minister Krishna Byre Gowda said a combined water and sewerage master plan would be prepared for Bengaluru Urban outside the GBA, implemented in phases (Deccan Herald, 26 September 2026). On 29 September he said the plan would cover drinking water and, progressively, drainage across the district (ThePrint/PTI, 29 September 2026).

How long did the last expansion take?

This is the most useful benchmark. The 110 villages added to city limits in 2007, and to BWSSB jurisdiction in 2008, started getting Cauvery water only in 2024 (Deccan Herald, 26 September 2026). Deccan Herald also noted that the new expansion will not have an immediate impact, because water projects can take decades to plan and build.

So for a flat in Sarjapur, Hebbagodi or Jigani today, plan as if the current water source is the one you will live with for some years.

Does inclusion in BWSSB limits mean Cauvery water is guaranteed?

No. BWSSB has cautioned that inclusion in its jurisdiction does not guarantee Cauvery water to every village. Supply will depend on available sources, network capacity and the infrastructure needed (Construction World, 1 October 2026). Construction World also notes that the board is still overseeing Cauvery Stage V work within the city.

The city's current balance shows why sources matter. Bengaluru needs about 2,750 MLD of water: about 1,950 MLD from the Cauvery and about 800 MLD from groundwater (Deccan Herald, 26 September 2026). Any supply to the new areas has to come from added capacity.

Will Sarjapur get Cauvery water?

Sarjapur is in the new BWSSB limits (Deccan Herald, 26 September 2026). Whether and when it gets Cauvery water has not been announced. Until the master plan is published, treat Cauvery supply in Sarjapur, Hebbagodi, Anekal, Jigani and Attibele as a possibility, not a date.

What has changed is the planning responsibility: one board is now tasked with planning water and sewerage for the whole district.

What the rules on water use mean for residents

Inside its existing area, BWSSB is enforcing rules on potable water. It collected ₹36.05 lakh in fines after detecting 721 cases of misuse in a month, such as car washing, gardens and construction, with a ₹5,000 fine per violation (News Karnataka, 11 October 2026, citing Bangalore Mirror). Under a 6 July order, supply to violating premises can be cut by up to 50% under the Karnataka Water Supply and Sewerage Act, 1964, and repeat offenders face an extra ₹500 a day (News Karnataka). Residents in new areas should expect the same rules once connections come.

Water checklist before buying a flat outside GBA limits

  • Ask the developer for the current water source in writing: borewell, tanker, a local body supply or a mix.
  • Ask for the borewell count, depth and recent yield, and how much tanker water the association bought last summer if the project is occupied.
  • Check the sewage treatment plant capacity and whether treated water is reused for flushing and gardens.
  • Ask what the water and sewerage connection charges are and whether they are in the cost sheet. See our breakdown: BESCOM and BWSSB Charges for a New Flat in Bangalore (2026)
  • Talk to residents of an occupied nearby project about summer supply.
  • Do not rely on a brochure line that Cauvery water is coming. As of 19 October 2026 no schedule is public.
