Updated 30 October 2026. People search 'Bhoomi 2.0' for two reasons: the name sounds like Kaveri 2.0, the registration system, and the land records system has had real upgrades. Here is what changed, what is only planned, and how to use the portal.
What changed in Bhoomi in 2026?
- Automated mutation: Revenue Minister Krishna Byre Gowda launched it at Vikasa Soudha, reported on 25 February 2026 (Asianet Newsable). It was first piloted in Mandya.
- Standard cases: a 7-day public notice, then an automatic update on the eighth day if there are no objections.
- Inheritance, court orders and partition: a 15-day notice, then automatic transfer on the sixteenth day if there are no objections.
- New registrations: the sub-registrar's office uploads the J-slip, and the transfer no longer needs a Revenue Inspector's approval or biometric verification.
- Scale: the minister said nearly 98% of khata transfers will be automated.
- SMS alerts: owners are to get alerts on registered mobile numbers about unauthorised activity on their records. The minister also urged owners to link Aadhaar to their Pahani.
Is Karnataka Land Stack the new Bhoomi?
It is a plan, not a live service we could confirm. The 2026-27 state budget proposed a Karnataka Land Stack, a map-based platform joining data from Bhoomi, Mojini, Kaveri, e-Swathu and e-Aasthi, alongside Kaveri 3.0 for paperless registration, with about ₹65 crore for Kaveri 3.0 (PropNewsTime, 11 March 2026). A phased rollout is planned. We found no launch date for either.
How to use Bhoomi online: the main services
Go to landrecords.karnataka.gov.in, the Revenue Department's site. Menu names can change, so follow the site if it differs from ours. The services below were on its home page when we opened it on 30 October 2026.
- View RTC and MR: enter district, taluk, hobli, village and survey number to see the holder, extent and mutation record.
- i-RTC: print a digitally signed RTC, paid through the i-RTC wallet. Banks and offices usually ask for a signed copy, so confirm what yours needs.
- RTC with sketch [Beta]: the RTC along with the land sketch.
- Online mutation (khatha change): apply for a transfer, then follow it under mutation history.
- Village-wise mutation pendency and dispute cases: check if a mutation or dispute is pending in that village.
- Land conversion: apply, track and download final conversion orders.
What should a homebuyer check on Bhoomi?
- The name on the RTC matches the seller, and the extent matches the sale deed.
- The mutation history links each past owner to the next.
- No dispute case is pending on the survey number.
- Land conversion: for a plot or layout, ask for the conversion order and check it.
- Bhoomi is not the whole picture. Check the encumbrance certificate on Kaveri 2.0 and the khata too. Full steps: Bhoomi, Kaveri 2.0 and e-Khata: How to Check Karnataka Land Records Online Before You Buy (2026)

What does the 8-day auto-mutation mean for you?
It works in your favour as a buyer, because the record should update faster after registration. It also means an unseen wrong entry could go through once the notice period ends, so register your mobile number, watch for alerts, and object within the 7 or 15 days if something is wrong. Our reading, not an official statement: check the RTC yourself after the eighth day rather than assume it updated.
