What does a ₹1.5 crore flat really cost in Bangalore?

A home with a ₹1.5 Cr agreement value costs more than ₹1.5 Cr. Stamp duty and registration in Karnataka are about 7.6% on a home above ₹45 lakh, or about ₹11.4 lakh. GST on an under-construction home is 5% without input tax credit, or about ₹7.5 lakh if charged on top. That makes about ₹1.69 Cr before parking, maintenance deposits and interiors. All of that is our arithmetic.

Should you pick a 2 BHK now or wait for a 3 BHK?

At this budget, most builders above give a 2 BHK or a compact 3 BHK. A 3 BHK under ₹1.5 Cr usually means further out or a smaller plan, so compare carpet area, not bedrooms.
