Most buyers search for a home near the metro. Far fewer check how near. A project listed as 1 km from a station can be a ten-minute walk or a thirty-minute detour across a flyover, and the difference decides whether the metro changes your daily life.
This guide does two things. It lists the stations on the corridors that are closest to opening, with the status of each, and it gives a repeatable method for testing any 'within 1 km' claim. We do not name individual homes; we show you how to evaluate them. The Sarjapur to Hebbal Red Line is covered in our separate Phase 3A article, so it is left out here.
Why 1 km is the number everyone uses
One kilometre is roughly a 12 to 15 minute walk for most adults and is the radius used in the Mumbai research by Suri and Cropper, which compared properties within 1 km of the first metro line to those 1 to 3 km away and reported price gains of 13 to 17 percent for the nearer group. It is a research convention, not a magic line, and Bengaluru's footpaths and junctions make the effective radius smaller. We do not claim a Bengaluru premium within 1 km; we claim only that distance is the first test.
Pink Line: the next to open

Readers of this article living or buying in Bannerghatta Road, JP Nagar, Lakkasandra, Shivajinagar and the Cantonment area are the ones most directly affected.
Blue Line, ORR leg: 2027 at the earliest
Thirteen stations from Central Silk Board to KR Puram per Wikipedia: Central Silk Board, HSR Layout, Agara, Ibbaluru, Prestige Bellandur, Embassy TechVillage Kadubeesanahalli, Kodibeesanahalli, Marathahalli, ISRO, Doddanekundi, Bagmane Developers - DRDO Sports Complex, Saraswathi Nagara and KR Puram. A BMRCL official told reporters, as relayed by Swarajya (16 August 2026), that commercial operations in 2026 were not feasible and the date would be pushed to 2027.
Blue Line, airport leg: 2027 to 2028
From KR Puram north per Wikipedia: Kasturi Nagara, Horamavu, HRBR Layout, Kalyana Nagara, HBR Layout, Nagawara, Veerannapalya, Kempapura, Hebbala, Kodigehalli, Jakkuru Cross, Yelahanka, Bagalur Cross, Doddajala, Airport City and KIAL Terminals. NativePlanet (24 August 2026) cited targets running from September 2027 to March 2028 for different sections.
Phase 3 and the suburban rail: further out
The Phase 3 Orange Line (JP Nagar 4th Phase to Kempapura) and Grey Line (Hosahalli to Kadabagere) have completion targets of May 2031 to April 2032 per Deccan Herald. K-RIDE's Mallige line has stations at places such as Banaswadi, Hebbal, Mathikere, Yeshavanthapura and Chikkabanavara, but has had zero operational sections so far (see our separate articles). Neither is a basis for a purchase decision this year.
A five-step test for any 'within 1 km' claim
- Find the station entrance, not the station name. On elevated lines, entrances are at specific points on the road; a project near the centre of a long station may be far from the entrance.
- Walk the route in a mapping app set to walking, not driving. Note every crossing, flyover and missing footpath. If the walk exceeds 15 minutes, treat the home as feeder-dependent.
- Check whether the route crosses a barrier: a lake, rail line, nala or highway. Straight-line distance ignores these.
- Test at peak hours. A 10-minute walk on an empty Sunday may be 20 minutes when the pavement is lined with parked vehicles.
- Confirm the station is actually built or contracted. A station on a map is not a station; use BMRCL announcements and the dates in our related articles.
Price discipline near stations
- Compare the all-in price per square foot of carpet area for your shortlisted project with a similar project 2 to 3 km from the station. The difference is the metro premium you are being asked to pay.
- Avoid paying a full premium for a station that opens in 2028 or later. The premium on a line that is open already (Yellow, Purple, Green) is easier to justify with evidence than one for a line that is only a plan.
- Verify K-RERA registration and approvals; a station does not fix title or delivery risk.
- Ask what else is within the same radius: a metro station next to a flood-prone road or a lane without footpaths is less useful than its name suggests.
Our view
Metro stations are worth paying attention to, but the useful variable is walking distance to an open, operating entrance. Test it on foot, price it against homes further away, and be patient with dates. The best near-metro buy is often a good building in a good neighbourhood that happens to be 700 metres from a station on a line that is already running or about to run.
