Updated 27 October 2026. We read the two English reports of the scheme and earlier reporting on BDA land fraud. The scheme matters to buyers for a second reason: it signals that the BDA is actively hunting forged claims, so a resale BDA site needs cleaner paperwork than ever.
How much is the BDA reward for reporting encroachment?
Slabs as reported by Asianet Newsable (16 October 2026). Urban Acres reported that the reward is fixed by site area but said the slabs were not detailed in the announcement it saw (15 October 2026). Until the BDA publishes the order, treat the slabs as reported, not final.
- 20 ft x 30 ft site: ₹50,000
- 30 ft x 40 ft site: ₹1 lakh
- 40 ft x 60 ft site: ₹2 lakh
- 50 ft x 80 ft site or a multi-storey building: ₹4 lakh
What counts, and how is a reward paid?
- Scope: encroachments on BDA sites and properties, and cases where BDA land is claimed with allegedly fake documents (Urban Acres; Asianet Newsable).
- Basis: a resolution of the BDA's governing board (Urban Acres).
- Verification first: the BDA will check the information, documents and ownership details before paying anything (Urban Acres; Asianet Newsable).
- Confidentiality: informants' identities will be kept confidential to protect them from threats (Urban Acres).
What we do not know yet
We will update this page when the BDA publishes the procedure. Until then, a tip is best made in writing to the BDA, with copies of whatever documents you have, and an acknowledgement kept.
- How to submit a tip: neither report gives an address, email, portal or helpline.
- Timelines: no timeline for verification or payment has been reported (Urban Acres).
- The order itself: we could not find the notification on a BDA page; the reports cite it.
Why the BDA is doing this now
Scale and value. The BDA and its predecessor, the City Improvement Trust Board, developed about 70 residential layouts with more than two lakh sites, including Jayanagar, Indiranagar, Koramangala, HSR Layout, Banashankari and JP Nagar, and the BDA has set a target of ₹10,000 crore to be raised from its land assets, including auctions linked to the Bengaluru Business Corridor and the Peripheral Ring Road (Urban Acres, 15 October 2026).
Fraud is a live problem. In May 2026 police arrested a broker accused of posing as a BDA Group-D employee to obtain more than 10 sites under the BDA Employees Welfare Association layout scheme; in a separate case, forged ownership records were prepared for a BDA property in Kothanur worth nearly ₹160 crore. Officials said complaints about illegal occupation and fraudulent sales of BDA land had surfaced across the city (The Hans India, 8 May 2026).
How to check a BDA site before buying
A resale BDA site can be an excellent asset in an established layout. The checks below are our guidance for any BDA site purchase:
- Trace the chain from the BDA: the original allotment, the allottee's payment, and the BDA's conveyance to the first owner. Ask for each document and confirm the names, site number and layout match throughout.
- Check the khata: the BDA moved its properties to e-khata, with a unique ID generated through Kaveri 2; an e-khata is required when ownership changes, applied for through Seva Sindhu and typically issued in 3 to 5 days (PropNewsTime, 25 September 2024). Ask the seller for it before you sign.
- Pull the encumbrance certificate: Kaveri issues ECs online for registered transactions from 1 April 2004; older periods come from the sub-registrar. Our guide: Bhoomi, Kaveri 2.0 and e-Khata: How to Check Karnataka Land Records Online Before You Buy (2026)
- Verify with the BDA itself: a written query to the BDA's layout or estate office on the site's allotment status is the strongest check against forged papers.
- See the site: confirm boundaries, the absence of any occupant or structure, and that neighbours recognise the seller.
- Use the registration trail: sale deeds registered through Kaveri carry a document number you can cross-check.
Buying from the BDA directly instead
