Updated 17 October 2026. The pages ranking for 'khb housing scheme 2026 bangalore' are mostly finance-company explainers with generic eligibility text and no current notifications. We went to the KHB website and read the actual 2025-26 notices, and to Deccan Herald's reporting on BDA's projects. BDA plot auctions are covered separately in BDA e-Auction 2026: How to Bid, Reserve Prices and Checks; this guide is about allotment schemes.
What BDA flats are being built in 2026?
Deccan Herald reported on 17 March 2026 that BDA has projects worth ₹3,200 crore under various stages of construction, totalling 4,251 flats:
- Konadasapura Phase 1 (Bidarahalli hobli, east): 1,928 flats, 480 one-bedroom and 1,448 three-bedroom.
- Konadasapura Phase 3: 532 flats (336 two-bedroom, 112 three-bedroom, 84 of 3.5 bedrooms).
- Valagerahalli Phase 7 (west, near Kengeri): 200 flats (100 two-bedroom, 100 of 2.5 bedrooms).
- Kenchanapura, Nadaprabhu Kempegowda Layout: 363 flats (210 two-bedroom, 153 three-bedroom).
- Kalathammanahalli, Dr K Shivarama Karanth Layout (Hesaraghatta): 396 flats (264 three-bedroom, 132 four-bedroom).
- Doddathoguru near Electronics City: 832 flats (416 three-bedroom, 416 four-bedroom), the largest by unit size.
What do BDA flats cost now?
BDA flats are no longer priced far below the market. At the launch of the Skandagiri apartments in Konadasapura on 15 May 2026, Deccan Herald reported prices of ₹51 lakh for a 635 sq ft 1 BHK and ₹1.44 crore for a 1,444 sq ft 3 BHK. The project has 1,488 flats in 16 towers, of which 488 were sold in bulk to the Army Housing Welfare Association. Eight towers were nearing completion with a tentative March 2027 deadline. A year earlier, two-bedroom flats in adjacent BDA blocks sold for ₹52 lakh, about ₹6,451 per sq ft.
Worked comparison: ₹1.44 crore ÷ 1,444 sq ft is about ₹9,970 per sq ft, and ₹51 lakh ÷ 635 sq ft is about ₹8,030. ANAROCK's Q2 2026 average quoted base price for new projects in nearby Whitefield is ₹10,850 per sq ft. So a BDA flat here is roughly 8% below that benchmark for a 3 BHK, before you compare amenities, specifications and timelines. In March 2026 The Hans India had reported tentative prices of ₹45 to 50 lakh for a 1 BHK and ₹1 to 1.25 crore for a 3 BHK; the final prices came in higher.
How do you apply for a BDA flat?
- Watch BDA's official notices and newspaper advertisements for each project. Allotment terms, eligibility and the price list are set per scheme (PropNewz, June 2026).
- BDA has sold flats directly at 'flat melas'. At one in June 2024, Deccan Herald reported about 150 flats booked in a day at Konadasapura, Kaniminike and Nagarbhavi, with eight banks processing loans on site and online payment required for allotment letters.
- For Skandagiri, Deccan Herald reported that BDA, for the first time, let citizens book flats well before completion.
- Allotments follow BDA's lease-cum-sale framework, where absolute title is conferred later (PropNewz). Ask when the sale deed will be executed and what conditions apply until then.
- Older schemes give a sense of the rules, which may have changed: the 2014 notification (Citizen Matters) required applicants to be 21 or older, Karnataka residents for 10 years, and not owning a site or flat in the Bangalore Metropolitan Area, with 50% of flats reserved for categories such as SC/ST, defence and government staff. Confirm the current scheme's terms.
- Never pay an agent who promises a guaranteed allotment. Pay only through BDA's official channel and get a receipt.
Which KHB schemes are open or recent in Bengaluru?
From the KHB website's notices, checked on 17 October 2026:
- Suryanagar Phase 2 extension, Rajapura (Bengaluru Urban): plots first allotted by e-lottery on 28 August 2024. KHB re-notified the leftover plots on 4 December 2025, with online applications from 6 to 31 December 2025, and held the e-lottery on 17 September 2026 for 435 plots. The allottee list is published on the KHB site.
- Suryanagar Phase 4 (Anekal taluk): lottery held on 23 May 2026. A High Court Division Bench judgment of 29 August 2026 quashed the acquisition proceedings in the landowners' appeals. KHB has published an Advocate General's opinion dated 28 September 2026 that reads the judgment as applying only to the lands of those who challenged it, not the whole layout. If you are an allottee, follow KHB's notices and take legal advice.
- E-auction 29 (notice dated 14 October 2026): leftover corner and other plots, houses, flats and commercial properties in layouts across Karnataka, including Kanakapura-Rayasandra and Bidadi in Bengaluru South district. Bid registration opened on 15 October 2026 and bids close at 11 am on 2 November 2026, on the state's KPPP e-procurement portal. Properties are sold as is, where is.
- First-come-first-served houses: currently notified for projects outside Bengaluru, such as Kalasapura Phase 2 in Gadag and houses in Yadagiri town.
KHB Rajapura prices and deposits
The 7 September 2026 KHB notice for the Rajapura e-lottery lists the plots and the board rate per sq ft. The December 2025 notice lists the registration fee and initial deposit for each category.
- EWS: 24 plots, ₹1,565 per sq ft; registration fee ₹300, initial deposit ₹50,000.
- LIG: 139 plots, ₹3,100 per sq ft; ₹500 fee, ₹1,00,000 deposit.
- MIG: 163 plots, ₹3,125 per sq ft; ₹1,000 fee, ₹2,00,000 deposit.
- HIG-I: 102 plots, ₹3,150 per sq ft; ₹1,500 fee, ₹2,50,000 deposit.
- HIG-II: 7 plots, ₹3,150 per sq ft; ₹1,500 fee, ₹3,00,000 deposit.
- The notice says allottees cannot swap the plot allotted to them.
Worked example: what a KHB plot costs in total
Illustrative only. Plot sizes vary by category, so check the layout plan on the KHB site. Say an MIG plot measures 1,200 sq ft.
- Plot price: 1,200 × ₹3,125 = ₹37,50,000, of which the ₹2,00,000 initial deposit is paid upfront.
- Stamp duty at 3% (the ₹20 to 45 lakh slab, per HomeFirst): ₹1,12,500.
- Cess at about 10% of duty: ₹11,250. Surcharge at about 2% to 3% of duty: ₹2,250 to ₹3,375.
- Registration fee at 2%: ₹75,000.
- Total to register: about ₹39.5 lakh, before building costs. Duty applies to the higher of price or guidance value; check Kaveri.
- For comparison, private plotted layouts nearby are priced far higher; one example is Prestige Kings County Rajapura Off Jigani Bommasandra Road South Bengaluru. Compare more in Plots, Bangalore.
Beware of buying KHB plots from landowners
In Suryanagar Phase 4, KHB develops land on a 50:50 sharing basis with landowners, and gave them 'symbolic site selection letters' for their share. In a public notice dated 31 December 2025, KHB warned that some landowners were signing sale agreements with the public on the strength of these letters, and that fake letters were circulating. KHB said the letter is only a record of a reserved plot and gives no right to sell. It advised buyers to purchase only after KHB issues the allotment letter in the landowner's name, the plot is registered and an e-khata is issued, and said it would not be responsible for losses otherwise.
BDA flat, KHB plot or private project: how to choose
- BDA flat: a government builder, competitive pricing in some projects, but scheme-set timelines, lease-cum-sale conditions and amenities that may follow later.
- KHB plot: low board rates, but lottery luck, category eligibility, and you still have to build. Check whether the layout faces any litigation.
- Private RERA-registered project: more choice and faster possession, at market prices. Compare in Under Construction or Ready To Move.
