Updated 23 October 2026. We re-checked the rupee close, re-ran every project below against Property Point's live listings, and kept only Bengaluru projects that are pre-launch, new launch, under construction or nearing possession. Prices are developer starting prices and change often; the dirham figures are our conversion.

What is AED 500,000 in Indian rupees today?

At ₹25.82 per dirham (our calculation from the 22 October 2026 close of ₹94.81 to the dollar and the 3.6725 peg):

  • AED 250,000 ≈ ₹64.5 lakh
  • AED 500,000 ≈ ₹1.29 crore
  • AED 750,000 ≈ ₹1.94 crore
  • AED 1,000,000 ≈ ₹2.58 crore
  • Your bank or exchange house will quote its own rate on the day, usually a little below the market rate. A 1% difference on AED 1 million is about ₹2.6 lakh, so compare quotes before a large transfer.

Why the list price is not your budget

On a Bengaluru flat, three charges sit on top of the developer's price. GST is 5% on a home under construction (1% for affordable homes) and nil when the whole price is paid after the completion certificate (CBIC real-estate FAQ). Karnataka's registration fee has been 2% since 31 August 2025 (Karnataka IGR). Stamp duty is generally 5%, plus an additional duty of 10% of the duty and a surcharge, which works out to about 5.6% in Bengaluru as commonly computed; confirm the exact figure on the Kaveri portal before you register.

Taken together, an under-construction flat costs roughly 12.6% over list and a ready flat roughly 7.6% (our calculation, before parking, maintenance deposits and legal fees, which vary by project). So:

  • AED 250,000 all-in → under-construction list price up to about ₹57 lakh.
  • AED 500,000 all-in → about ₹1.15 crore under construction, or ₹1.20 crore ready.
  • AED 750,000 all-in → about ₹1.72 crore under construction.
  • AED 1,000,000 all-in → about ₹2.29 crore under construction, or ₹2.40 crore ready.

Around AED 250,000: entry homes, mostly in the north

At this level the choice on our listings is concentrated around Devanahalli and the airport road, with a few starting prices in Whitefield. Expect 1 BHKs and compact 2 BHKs. On Property Point's listings (developer information, October 2026):

Around AED 500,000: a 2 BHK in the main NRI belts

This is where the choice widens. BW Businessworld, citing NoBroker data, reported in 2026 that North Bengaluru accounts for nearly 40% of NRI home sales in the city and East Bengaluru about 38%. On our listings, AED 500,000 all-in reaches the starting prices of these:

Around AED 750,000: larger 2 BHKs and entry 3 BHKs

Around AED 1 million: a 3 BHK almost anywhere Gulf buyers look

Sumadhura Group told BW Businessworld (2026) that younger NRI buyers often look at ₹1.5–1.8 crore apartments, while the ₹3–4 crore segment draws buyers wanting larger homes. AED 1 million sits between the two. On our listings:

What if AED 500,000 is your deposit, not your budget?

Indian banks lend to Gulf residents on the same terms as residents (RBI Master Direction on borrowing and lending, updated 8 September 2026). HDFC Bank's Middle East page funds up to 75% of cost above ₹75 lakh (HDFC Bank, read 20 October 2026), and ICICI asks GCC salaried applicants for at least AED 84,000 a year (ICICI Bank, read 20 October 2026). Stamp duty, registration and GST are paid from your own funds, so keep them out of the deposit when you plan. See what an AED salary can borrow at Home Loan Eligibility Calculator.

What to do now

  • Fix your budget in dirhams all-in, not list price, and keep a 3–5% buffer for parking, maintenance deposit and legal checks.
  • Ask each developer for a written cost sheet showing the base price, GST, car park, maintenance and any floor-rise charge.
  • Send money only through banking channels to your NRE, NRO or FCNR account; traveller's cheques and foreign currency notes are not allowed (RBI Master Direction No. 12).
  • Compare areas for buyers in the Gulf: Whitefield, Devanahalli, Hebbal, Sarjapur Road and Varthur. The Gulf hub is Gulf and the UAE desk Uae.
