This matters now because the Navratri to Diwali season (Navratri began 11 October, Dussehra is 20 October, Dhanteras 6 November and Diwali 8 November 2026) is when launch-week announcements peak.

What does 'sold out' actually mean in a launch announcement?

  • Bookings, not sales: most announcements count bookings with a token or booking amount. Agreements for sale and loans come later.
  • Launched units, not total units: developers often release one phase or a few towers first.
  • Value, not count: 'over ₹1,000 crore' sounds big, but it depends on ticket size. Divide value by units.
  • Expressions of interest: before RERA registration, some campaigns count EOIs. Those are not bookings in a registered project; see EOI in Real Estate, Bangalore: Meaning, Refund, RERA Rules.
  • Oversubscribed is not sold out: it means more applications than units, which may then be allotted.

Worked example: reading the Embassy Origins announcement

Embassy Developments said on 5 October 2026 that Embassy Origins in North Bengaluru, launched on 16 September, booked 477 homes worth over ₹1,800 crore in a week, covering over 10 lakh sq ft, which it described as 62% absorption of launched units. A results report on 8 October split early sales into about ₹933 crore for Embassy Riverine (villas) and about ₹880 crore for Embassy South Reserve (apartments). Here is how to read those numbers.

  • Average ticket: ₹1,800 crore ÷ 477 = about ₹3.77 crore per home. It mixes villas and apartments, so it is not the price of a typical apartment.
  • Units launched: 477 ÷ 0.62 = about 769 units released for sale.
  • Units registered: K-RERA lists 217 villas plus 855 apartments = 1,072 homes in Phase 1. So about 300 registered homes were not in the first release.
  • Share of Phase 1 booked: 477 ÷ 1,072 = about 44%. Both figures are correct: the 62% counts only the units released so far, the 44% counts the whole registered phase. Knowing which base a number uses is the point of this check.
  • Price per sq ft: ₹1,800 crore ÷ 10 lakh sq ft = about ₹18,000 per sq ft. Both numbers are 'over' figures and villas pull the average up, so treat it as a rough blend.
  • Cross-check: ₹933 crore + ₹880 crore = ₹1,813 crore, consistent with the headline.

How can you verify bookings on Karnataka RERA?

Section 11(1) of the RERA Act requires every promoter to keep a project webpage on the regulator's website with, among other things, a quarterly up-to-date list of the number and types of apartments or plots booked, garages booked, approvals and the status of the project. Karnataka has made these quarterly updates publicly accessible; a June 2026 professional note lists units booked and balance available among the fields promoters report.

Why do builders announce launch-week sales?

Listed developers report pre-sales to investors every quarter, and a strong launch helps both their share price and the next round of sales. For buyers, announcements create urgency. An April 2025 Business Today report covered a viral post by someone claiming to have worked at Bengaluru developers, alleging that fake 'sold out' statuses are used to create urgency and that insiders book units early to resell. Those were one person's unverified claims and named no developer, but they explain why independent verification is worth ten minutes.

Does a fast sell-out mean you should book quickly?

It means demand at that price was strong in that week. It does not tell you about construction quality, delivery or whether the next release will be priced higher. In a city where ANAROCK counts 80,200 unsold homes at the end of Q3 2026, missing one launch rarely means missing the market. If a launch sold out, the developer may release more inventory later, sometimes at a higher price; that is a reason to decide on value, not fear. The question of whether launch pricing is really cheaper is covered at New Launch Projects Price in Bangalore: Is Launch Cheaper?.

The 7 checks before booking in a hyped launch

  • 1. RERA number of the exact phase on your cost sheet and agreement.
  • 2. Units launched versus units registered, so you know how much stock is still to come.
  • 3. Your unit's carpet area on the K-RERA inventory list, matched to the brochure.
  • 4. A written cost sheet with every charge, valid for at least a few days, so you are not deciding on the spot.
  • 5. Token amount refundable in writing if you do not proceed, and no more than 10% before a registered agreement: Booking Amount for Flat in Bangalore: The 10% RERA Rule.
  • 6. Payment only to the project account named in the agreement, never to an individual or channel partner.
  • 7. Loan eligibility re-run after the October 2026 rate hike, before you pay anything.

Festive-season launch tactics to recognise

  • Launch-day-only prices with a countdown. Ask for the price list in writing and the date it expires.
  • Spot offers such as gold coins, modular kitchens or GST 'absorbed'. Value them in rupees against the base price before the offer.
  • Limited-inventory messages. Check the K-RERA unit count yourself.
  • Brokers asking for a cheque 'to block' a unit before the project is registered. Do not pay.
