Most guides on this topic are written by builders and stop at "set up utilities". Below is the order that works, the portal for each step, what to carry, and the rules behind it. If you are still at the keys stage, start with Flat Possession Checklist: Bangalore Snag List and Documents.

The 90-day to-do list at a glance

  • Week 1: file away originals and scan everything; note the handover date (it starts your five-year defect window).
  • Weeks 1 to 4: apply for e-khata transfer to your name on bbmpeaasthi.karnataka.gov.in.
  • Weeks 1 to 4: check property tax status for your unit and pay the current year under your number.
  • Weeks 2 to 6: transfer the BESCOM account; ask the association how water is metered.
  • Month 1: register with the association or ad hoc committee, read the bylaws, set up maintenance payments.
  • Month 1: buy home insurance before interiors work starts.
  • Months 1 to 3: update Aadhaar, bank, employer and passport address; give the bank the possession and registration documents it asks for.
  • Ongoing: send defect notices in writing; keep receipts for tax claims on your home loan.

1. Transfer the e-khata to your name

Registration makes you the owner, but the city's property register does not update itself. For a new project, the builder's land khata has to be split into unit-wise e-khatas, and then the khata for your flat is moved to your name. In Bengaluru this runs on the e-Aasthi portal (bbmpeaasthi.karnataka.gov.in).

PropNewz describes the buyer's steps as: register on e-Aasthi with Aadhaar and mobile number, choose the khata service, enter the property details, upload the registered sale deed, latest tax receipt, encumbrance certificate, occupancy certificate (for a flat), Aadhaar and photo, then pay online and download the digitally signed e-khata. It reports the fee as about 2% of the stamp duty paid; check the portal before paying, as fees change. Names and property details must match across documents, since mismatches are a common reason for rejection. 2. Start paying property tax in your name

Property tax is still paid at bbmptax.karnataka.gov.in, using the 10-digit SAS application number or the PID on your khata. Until possession, section 11(4)(g) of the RERA Act makes the promoter pay outgoings, including municipal taxes, collected from buyers; from possession, section 19(6) makes you responsible for your share. Ask the builder for the tax paid up to the handover date and the receipt, then pay from your own login. The full payment walk-through, receipt download and due dates are in Bangalore Property Tax 2026: How to Pay Online, Find Your PID or SAS Number, and Download the Receipt.

3. Move the BESCOM electricity account to your name

  • In new projects the meter is often in the builder's name. Get a zero-arrears bill first; dues stay with the connection.
  • Routes reported by NoBrokerHood (30 September 2026): an SMS link sent after e-khata mutation (Aadhaar e-KYC and OTP, usually the quickest), the Seva Sindhu portal using the account ID on your bill, or Form 13 at the BESCOM sub-division office.
  • Documents usually asked for: latest tax receipt, khata or e-khata, registered sale deed, a recent bill with zero arrears, Aadhaar or PAN, and a meter photo showing the reading and RR number. Without the previous holder's NOC, an indemnity bond and power supply agreement on stamp paper are typically needed.
  • Fees differ by route and change often, so check the amount on the payment page and ask for a receipt for anything paid at an office.
  • Order matters: the quickest BESCOM route depends on the e-khata mutation being complete, which is why the khata transfer comes first in this list.

4. Water: BWSSB connection or association billing

In many apartment complexes water comes through a bulk connection and is billed through the association's maintenance account, so there is no individual BWSSB account to transfer. Ask the association how water is sourced (piped Cauvery supply, borewell or tanker) and how it is metered and charged. Where your flat or villa has its own BWSSB connection, PropNewz reports the transfer is applied for online with the registered sale deed, latest paid water bill, tax receipt and ID, after clearing any dues on the connection, and usually takes about ten days from acknowledgement.

5. Join the owners' association and check who maintains what

Section 11(4)(e) of the RERA Act requires the promoter to enable the formation of an association of allottees, and where local law is silent, within three months of a majority of units being booked. Section 19(9) requires every allottee to take part in forming it. Section 17 requires the promoter to execute the conveyance deed and hand the common areas and title documents to the association; where local law does not set a period, within three months of the OC.

In Bengaluru, associations are formed either under the Karnataka Apartment Ownership Act, 1972, where the builder registers a Deed of Declaration (Form A) and each owner a Deed of Apartment with Form B at the sub-registrar, or as a society under the Karnataka Societies Registration Act, 1960, which any seven owners can register. Citizen Matters explains why many owners push for the 1972 Act route. Ask the builder which route the project uses, get a copy of the bylaws, and find out when the builder's maintenance period ends and what the corpus or deposit you paid covers.

Practical points for the first year: set up maintenance payments by bank transfer and keep receipts, report common-area defects to the association so they are raised together, and ask for the list of common-area warranties and annual maintenance contracts (lifts, pumps, generators, fire systems) before the builder hands over. Section 14(3) covers common-area defects too, so the five-year clock matters to the association as much as to you.

6. Insure the home before interiors start

Every general insurer must offer the standard Bharat Griha Raksha policy. New India Assurance's key features document says it covers the building and, when the building is insured, general contents automatically up to 20% of the building sum insured, capped at ₹10 lakh, along with loss of rent or rent for alternative accommodation, and terms of up to 10 years. If you have a home loan, the bank may already have sold you a policy, so check what it covers before buying a second one. Insure before carpenters and electricians start work, because fires and water damage during interiors are common.

7. Update your address, bank and tax records

  • Aadhaar: update the address online with a valid proof of address from UIDAI's current list. Do this before other updates, since many services pull the Aadhaar address.
  • Bank, employer, insurance, PAN-linked accounts and passport.
  • Home loan: give the lender what it asks for after possession, such as the registered sale deed and possession letter, and confirm the loan has moved from pre-EMI to full EMI if you were paying interest only.
  • Tax: interest paid before possession on a home loan is deductible in five equal yearly instalments from the year of possession, within the overall ₹2 lakh limit for a self-occupied home, under the old regime, according to Outlook Money's April 2026 explainer on the Income-tax Act, 2025. Ask your tax adviser for the exact treatment.

8. Keep a possession file, and 9. know your rights for five years

Keep originals of the agreement for sale, sale deed, possession letter, OC copy, e-khata, tax receipts, BESCOM papers, warranties, plans, the parking letter and every payment receipt, with scans in two places. For the next five years, report any structural or workmanship defect in writing: under section 14(3) the promoter must fix it within 30 days at no cost. If it is not fixed, see How to File a Complaint in Karnataka RERA: 2026 Guide. And if you are still house-hunting for your next home or a parent's, completed options are in Ready To Move, Bangalore and resale-friendly established areas such as Rajajinagar, Bangalore, where Sobha Indraprastha Rajajinagar is listed as ready.
