Documents NRIs need to buy property
In short
To buy property in India, an NRI typically needs a valid passport (and visa/OCI card), a PAN card, overseas address proof, recent photographs, and NRE/NRO bank details. If you can't be present, add a registered Power of Attorney. For financed purchases, income and employment documents are also required.
Personal documents
- Passport (and visa / OCI card, as applicable)
- PAN card — mandatory for the transaction and tax filings
- Overseas address proof and passport-size photographs
- NRE/NRO/FCNR account details
For financed purchases
- Employment contract / appointment letter and recent salary slips
- Overseas and NRE/NRO bank statements (6–12 months)
- Credit report, where the lender requires it
If buying remotely
- Registered Power of Attorney, consular-attested and state-adjudicated
- Identity and address proof of the POA holder
