Begur sits between Hosur Road and Bannerghatta Road, giving residents a choice of two arterial roads and access to both Electronic City and the older south Bengaluru neighbourhoods of JP Nagar and Jayanagar.
The area's most anticipated change is the Pink Line metro, whose elevated stretch along Bannerghatta Road is built but, as of late September 2026, was not yet open to the public. This guide covers prices, rents, transit and the practical considerations of living here.
South Bengaluru's 2026 moment
ANAROCK's Q2 2026 Bengaluru report classifies Begur Road, Bannerghatta Road, JP Nagar, Electronic City, Hosur Road, Kanakapura Road and Koramangala as South Bengaluru. In that quarter, South Bengaluru was the only zone to register housing-sales growth both quarter-on-quarter and year-on-year, and it accounted for 28% of new launches, with launches up 204% quarter-on-quarter.
Among the quarter's key launches, ANAROCK listed Godrej Properties' Godrej Vanantara on Bannerghatta Road at 2,008 units and about ₹12,000 per sq ft. Large branded launches of that scale are a signal that developers see depth in this market.
This matters for existing owners as well as new buyers. When a national developer launches a 2,000-unit project at about ₹12,000 per sq ft on Bannerghatta Road, it sets a visible reference price for the corridor's newer resale stock. It also adds future supply, so the benefit to nearby resale values is strongest for well-maintained buildings that compete on location rather than on amenities.

- Begur: about ₹9,550 per sq ft for apartments, up about 20% year-on-year; ready-to-move stock near ₹7,450, with new launches starting near ₹6,350 (Square Yards, June 2026). The government guidance rate shown is about ₹6,300.
- Bannerghatta Road: about ₹12,450 per sq ft, down about 3.2% quarter-on-quarter after peaking near ₹12,850 in March 2026; it was about ₹10,350 in September 2025 (Square Yards, October 2026).
- Nearby pockets: Hulimavu about ₹11,400, Gottigere about ₹10,550 and Arekere about ₹9,250 per sq ft (Square Yards).

What Begur offers against Bannerghatta Road
On these indicative figures, Begur trades at a discount of roughly 20% to 25% to Bannerghatta Road. In our assessment, the discount reflects narrower internal roads, a more mixed stock of smaller builders' projects alongside larger gated developments, and greater distance from the Bannerghatta Road commercial strip. It also means Begur offers more space per rupee for families who do not need a central address.
Bannerghatta Road commands the premium for established retail, hospitals and schools, and for the Pink Line. Buyers choosing between the two are essentially choosing between space and convenience.
Metro: Pink Line and Yellow Line
Jayadeva Hospital appears on both the Yellow Line's station list and the Pink Line's elevated section, which makes it an interchange once the Pink Line opens. For Bannerghatta Road residents, that means a single change to reach Silk Board, BTM Layout and Electronic City by rail. When the underground section opens, the same line will continue north through the city to Nagawara. The practical effect is that Bannerghatta Road shifts from a road-dependent corridor to one with two metro options within a short ride.
- Pink Line elevated section: 7.5 km from Kalena Agrahara to Tavarekere along Bannerghatta Road, with six stations: Kalena Agrahara, Hulimavu, IIMB, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere. ETV Bharat reported in early September 2026 that the stretch was complete and awaiting safety inspection and a confirmed inauguration date; Deccan Herald reported a symbolic protest inauguration by a civic party in late September 2026, indicating it had not yet opened to the public.
- Pink Line underground section: Dairy Circle to Nagawara, 13.76 km with 12 underground stations, targeted for March 2027 according to Business Today's August 2026 report.
- Yellow Line, operating since August 2025: stations at Hongasandra, Kudlu Gate, Singasandra and Hosa Road serve the Hosur Road side of Begur. Deccan Herald reported 10-minute peak headways from February 2026, with average weekday ridership around one lakh.

For Begur, it shows a lower quoted yield of about 2.14% and average rents of about ₹17 per sq ft a month (June 2026), though its configuration-level rent data for Begur appears internally inconsistent, so we do not quote it.
For planning, ANAROCK's Q2 2026 data for Electronic City, the nearest tracked South micro-market, shows a 1,000 sq ft 2 BHK renting for ₹20,000 to ₹31,000 at an average quoted rate of ₹7,450 per sq ft. Begur sits between Electronic City and Bannerghatta Road in both price and rent.
On our arithmetic, a 1,200 sq ft 2 BHK at Bannerghatta Road's indicative average of about ₹12,450 per sq ft costs about ₹1.5 crore before charges; at about ₹44,650 a month in rent, the gross yield is roughly 3.6%, close to the portal's quoted figure. Homes within walking distance of a Pink Line station should hold rent better once the line opens, which is worth weighing if you are buying partly for income.
Daily life: what residents weigh
- Commute: Begur is practical for Electronic City, Bommanahalli and the Hosur Road offices; the ORR via Silk Board is reachable but congested at peak hour.
- Two arterial roads: access to both Hosur Road and Bannerghatta Road is a genuine advantage when one is blocked.
- Internal roads: many Begur interiors are narrow; check the last kilometre to any project, especially for school buses.
- Water: as across much of peripheral Bengaluru, confirm whether a project relies on borewells and tankers, and ask residents in completed phases about monthly water spend.
- Social infrastructure: Bannerghatta Road's hospitals, schools and retail are a short drive from most of Begur.

- On Bannerghatta Road, prioritise walking distance to a Pink Line station; the line's opening is close, and proximity will matter for resale.
- In Begur, favour projects on wider roads with a direct link to Hosur Road or the Yellow Line stations.

- Verify every project's registration, completion date and complaints record on the Karnataka RERA portal.

Who Begur and Bannerghatta Road suit
Bannerghatta Road suits families who want established south Bengaluru amenities with metro access arriving. Begur suits buyers working in Electronic City or along Hosur Road who want more space per rupee and accept a less polished locality. Both suit buyers who prefer the south's quieter residential character over the East's denser technology belt.
Our view
South Bengaluru is outperforming on sales momentum in 2026, and the Bannerghatta Road corridor is about to get its first metro line. That makes the corridor's station catchments the most interesting places to buy. Begur is the value play alongside it: lower entry prices, two-road access and Yellow Line stations nearby, with the trade-off of narrower roads and a more mixed project mix. Pick the micro-location carefully, and the area works well for both living and long-term holding.
