Updated 23 October 2026. We re-read the Magicbricks Bengaluru report, which is the latest edition with a micro-market table we could open; Magicbricks' July–September 2026 release (reported 17 October 2026) gives only city-level comments. We then re-ran every active listing on Property Point (pre-launch to nearing possession) against the eight areas, and checked Square Yards' locality pages (read 12 October 2026) for a second, more recent rate.

Which areas do Bangalore buyers search most?

Magicbricks ranks micro-markets by the number of property searches on its site. In July–September 2025 the order was as below, with the previous quarter's rank in brackets and the average rate per sq ft (Magicbricks PropIndex, Bengaluru, July–September 2025).

  • 1. Whitefield (2): ₹13,500 per sq ft.
  • 2. Sarjapur Road (1): ₹12,100.
  • 3. Bellary Road (3): ₹12,700.
  • 4. Electronic City (6): ₹9,600.
  • 5. Bannerghatta Main Road (7): ₹11,400.
  • 6. Kanakapura Road (5): ₹10,800.
  • 7. Thanisandra (4): ₹12,200.
  • 8. JP Nagar (8): ₹12,300.

What buyers want: size and budget

The same report says 3 BHK homes drew 47% of Bengaluru searches and 2 BHK 39%, while supply was 51% 3 BHK and 27% 2 BHK (Magicbricks). By price, searches split 28% up to ₹75 lakh, 16% at ₹75 lakh–₹1 crore and 24% at ₹1–1.5 crore. Adding those bands, 68% of searches were for homes under ₹1.5 crore. On the supply side the same bands add to about 41%, and the report notes that ₹1.5–3 crore homes make up 38% of listings (Magicbricks).

That gap is the practical problem. Most buyers are looking below ₹1.5 crore; most new stock sits above it. The areas below are ordered by search rank, with what our listings show at the entry level.

Whitefield and Sarjapur Road: most demand, highest entry prices

Bellary Road and Thanisandra: the north, split by budget

  • Bellary Road (Hebbal to Yelahanka and Jakkur): Square Yards rates range from ₹10,100 per sq ft in Yelahanka to ₹13,000 in Jakkur and ₹17,100 in Hebbal (June 2026 quarter). Entry points on our listings: Shriram Serenity, Rajanukunte, 2 BHK from ₹78 lakh and 3 BHK from ₹1 crore; Mana Verdant, Jakkur, 3 BHK of 1,350 sq ft from ₹1.30 crore. Pages: Yelahanka, Bangalore, Jakkur, Bangalore, Hebbal, Bangalore.
  • Thanisandra: Square Yards shows ₹11,200 per sq ft. Casagrand Keatsway, near Nagawara junction, lists a 2 BHK from ₹62 lakh and a 3 BHK from ₹92 lakh; SOBHA Dream Gardens lists a 2 BHK of about 1,004 sq ft from ₹95 lakh. Thanisandra slipped from 4th to 7th in searches over the quarter (Magicbricks). Pages: Thanisandra, Bangalore, Nagawara, Bangalore.

Electronic City: the value end of the list

Electronic City had the lowest average rate of the eight at ₹9,600 per sq ft and rose from 6th to 4th in searches (Magicbricks). Square Yards puts it at ₹9,300 (June 2026 quarter). The Yellow Line, which opened on 11 August 2025 between RV Road and Bommasandra via Electronic City (Wikipedia, Yellow Line), is the main change since.

On our listings, Casagrand Vivacity, Chikkanagamangala, lists a 2 BHK of 1,000 sq ft from ₹69 lakh and a 3 BHK from ₹1.04 crore; Sobha Townpark on Hosur Road lists a 2 BHK from ₹1.10 crore and a 3 BHK from ₹1.60 crore. Pages: Electronic City, Bangalore, Casagrand Vivacity Chikkanagamangala Electronic City.

South: Bannerghatta Road, Kanakapura Road and JP Nagar

  • Bannerghatta Road: ₹12,450 per sq ft on Square Yards (June 2026 quarter). Casagrand Hazen lists a 2 BHK from ₹51 lakh and a 3 BHK from ₹66 lakh, the lowest 3 BHK entry in our south listings. The Pink Line's elevated stretch along this road had not opened as of 19 October 2026 (bengalurumetro.in). Page: Bannerghatta Road, Bangalore.
  • Kanakapura Road: ₹12,000 per sq ft on Square Yards. Casagrand Zaiden, Talaghattapura, lists a 2 BHK from ₹70 lakh and a 3 BHK of 1,496 sq ft from ₹85 lakh. Page: Kanakapura Road, Bangalore.
  • JP Nagar: ₹11,350 per sq ft on Square Yards. New supply is thin; Sattva Forest Ridge in JP Nagar 9th Phase (Anjanapura) lists a 2 BHK from ₹90 lakh and a 3 BHK from ₹1.40 crore. Page: Jp Nagar, Bangalore.

What this means if you are buying now

  • If your ceiling is ₹1 crore for a 2 BHK, you can stay inside the top eight in Whitefield's outer pockets, Thanisandra, Electronic City, Bannerghatta Road and Kanakapura Road. Sarjapur Road is the one top-two area where our new 2 BHKs start above ₹1 crore.
  • If you want a 3 BHK under ₹1.5 crore, the strongest choice of projects is in Electronic City, Kanakapura Road, Thanisandra and Yelahanka. In Whitefield and Sarjapur Road you will mostly see entry-floor or smaller 3 BHKs at that price.
  • Searches are a demand signal, not a price forecast. Compare the area's rate with the project's quoted rate before you book; our rates pages help: Whitefield, Thanisandra.
  • Budget-led lists: 2 BHK Under 1 Crore, Bangalore and 3 BHK Under 1 5 Crore, Bangalore.
