Why is the rate in the listing higher than the sector average?
A sector average mixes old low-rise stock with new towers. Sector 63A is the clearest case: about ₹15,850 on Square Yards, while our arithmetic on Godrej Verano (₹5.91 Cr for 2,150 sq ft, Godrej page, 28 October 2026) gives about ₹27,500 per sq ft, and Sobha Crescent (₹5.75 Cr for 2,300 sq ft, Home Bazaar, 18 May 2026) gives about ₹25,000.
The same gap appears on Dwarka Expressway. Max Estate 361 in Sector 36A is listed at about ₹22,000 per sq ft on our project records, above the sector's ₹19,950. See Max Estate 361. Use the average to spot a seller's opening number, not to value a home. Compare three to five similar flats in the same society, or in the same age band.
How are portal rates different from circle rates and sale prices?
Sector-level circle rate detail for one belt is at Golf Course Road Circle Rates 2026-27: Sector by Sector, and the Named Towers. For the market direction, read Gurgaon Property Forecast 2027: Sales Down, Prices Up.
- Portal rate: what sellers ask. Almost all are on super area, not carpet area (RealtyHunting, 6 October 2026).
- Developer price: the sheet rate for a unit, which may leave out parking, club, floor charges and GST.
- Circle or collector rate: the government value used for stamp duty. In Gurgaon these rose by 15% to 75% from April 2026, depending on the sector (via RealtyHunting, 27 September 2026).
- Registered price: the actual sale value in the deed, which you can check through a registry search on the specific society.
