The circle rate, which Gurugram calls the collector rate, is the minimum value the sub-registrar will accept for a sale deed. On Golf Course Road it matters more than almost anywhere in India, because the administration sets separate rates for individual luxury towers. The 2026-27 list took effect on 1 April 2026. These are the Golf Course Road figures, read directly from the district administration's signed rate lists.

Group housing flats: ₹10,780 per sq ft

In the Wazirabad tehsil list, which covers most of Golf Course Road, group-housing flats in Sectors 15, 27, 28, 30, 31–32A, 39, 40, 41, 42, 43, 45, 46, 50 and 51 through 57 are listed at ₹10,780 per sq ft, up from ₹9,800 in 2025-26, a 10% rise. Floors in licensed colonies and HUDA sectors are ₹11,330, up from ₹10,300.

Towards Golf Course Extension Road the rates drop. The Wazirabad list puts flats in Sectors 58 to 63A at ₹9,900 per sq ft, and the Badshahpur list puts group housing in Sectors 62, 65, 66, 69, 70, 71, 72 and 70A at ₹6,950. Some sectors appear in both lists because they span more than one revenue estate.

The named towers

Several Golf Course Road projects have their own line in the 2026-27 list (₹ per sq ft, with 2025-26 in brackets):

  • The Aralias, The Magnolias, The Camellias: ₹43,340 (₹39,400)
  • Crest, The Icon: ₹20,790 (₹18,900)
  • Palm Springs: ₹19,140 (₹17,400)
  • The Verandas: ₹18,260 (₹16,600)
  • The Summit: ₹17,380 (₹15,800)
  • Central Park: ₹16,500 (₹15,000)
  • Laburnum, Unitech World Spa, Parsvnath Exotica, Park Place, Belaire, Vipul Belmonte, Princeton, The Pinnacle: ₹15,950 (₹14,500)

Residential plots: up to 60% higher

Plot rates are per square yard, and this is where the 2026-27 revision bites hardest (2025-26 in brackets):

  • Sectors 53 and 54: ₹1,49,760 (₹93,600), up 60%
  • Sector 42 (Wazirabad list): ₹1,49,760 (₹93,600), up 60%
  • Sector 43 (Wazirabad list): ₹1,35,720 (₹93,600), up 45%
  • Sector 55: ₹1,20,060 (₹82,800), up 45%
  • Sector 56: ₹1,15,000 (₹79,350), up 45%
  • Sector 28: ₹1,16,610 in the Wazirabad list and ₹1,35,000 in the Gurugram list
  • Sector 27 (Gurugram list): ₹92,100 (₹63,480)

What this means when you buy

At ₹10,780 per sq ft, the circle value of a 2,000 sq ft flat in a Golf Course Road group-housing society is about ₹2.16 crore. In The Aralias the same area is valued at about ₹8.67 crore. If your agreed price is below the circle value, stamp duty is generally charged on the circle value instead, and the gap can raise tax questions for both buyer and seller. So check the line that applies to your exact tower before you agree a price.

Some sectors appear in more than one tehsil's list (Sector 28 is an example), because sector boundaries and revenue estates do not line up. The sub-registrar goes by the revenue estate, so confirm which list applies to your property.
