Sector 59 lies on the north end of Golf Course Extension Road, just beyond Sector 56. Per Realty Hunting's 17 August 2026 guide, it is a high-volume sector: roughly 3,800 ready apartments and about 1,000 under construction, mostly 3, 4 and 5 BHK.

That guide puts the average residential rate at about ₹18,900 per sq ft, with premium projects past ₹22,800, and says prices are up roughly 130% over five years across the corridor. These are indicative asking rates, and the five-year figure is a corridor claim from a broker blog, not a sector-level index.

Connectivity: roads, metro and distances

The sector links to Golf Course Road, Sohna Road and the Southern Peripheral Road. Realty Hunting notes that roads can get busy at peak hours. For Conscient Hines Elevate, a JLL Homes listing summary places Golf Course Road about two minutes away and the airport about 30 minutes, which we treat as a developer-side estimate.

There is no metro on Golf Course Extension Road today. The nearest operating station is Sector 55-56 on the Rapid Metro. A 35.25 km, 28-station Sector 56 to Panchgaon corridor is proposed, with a route that lists Sectors 56, 61, 65 and 66 among others; on 11 September 2026 the Haryana Chief Secretary reviewed it and directed agencies to finalise the revised Detailed Project Report (per ThePrint). A report under revision is not a sanctioned line with an opening date, so we recommend valuing a home on today's road access and treating the metro as a possible future benefit.

Schools, hospitals and shopping

Realty Hunting does not name schools, hospitals or malls for the sector. The Sobha Limited corridor guide names DPS International, The Shriram Millennium School, RPS International School and St. Xavier's High School; CK Birla, Artemis and Marengo Asia hospitals; and Airia Mall, Sapphire Mall and Eros City Square for the Golf Course Extension Road belt generally. Check distances to each from the specific project.

What is built and what is launching

  • Conscient Hines Elevate (Conscient Hines Elevate Sector 59 Golf Course Extension Road), Conscient: ready to move, 3 and 4 BHK listed at ₹5.25 crore to ₹9 crore. A JLL Homes summary describes five 33-storey towers with 556 units on 7.78 acres, with apartments of 2,095 to 3,395 sq ft.
  • Realty Hunting also names Max Estates, Mahindra Luminare, 4S Aurrum and Silverglades Legacy among current projects, and DLF, M3M, Elan, Birla Estates, Tata Realty, Mahindra, Adani and Emaar as active developers on the corridor.

Price levels and rents

Realty Hunting quotes rental yields in Sector 59 of 3% to 4.7%, which it calls decent for a premium Gurgaon sector. That range is wide and broker-derived; test it against live rental listings for the exact building.

Transaction costs

Transaction costs in Haryana: stamp duty is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with a registration fee capped at ₹50,000 on deals above ₹90 lakh (per Realty Hunting's Gurgaon guides, September-October 2026). Confirm the current schedule with the sub-registrar. GST applies to under-construction homes but not to completed flats with an occupation certificate.

Advantages

  • Large ready stock, so buyers can choose a completed home.
  • Good access to Golf Course Road and the Rapid Metro at Sector 55-56.
  • Rental yield range of 3% to 4.7% is better than most Golf Course Road sectors, per Realty Hunting.

Risks and drawbacks

  • Heavy under-construction pipeline; Realty Hunting warns that much of the past run is already priced into established projects.
  • No metro on the extension road; a proposed corridor is not yet sanctioned.
  • Peak-hour congestion and drainage issues common to the corridor.
  • Wide price differences between projects.

Who it suits

Families and professionals who want a ready or near-ready 3 or 4 BHK in a recognised project, and investors who accept 3% to 4% yields with careful project selection.

Due diligence before you commit

  • Check the project's HRERA registration number and quarterly updates before you pay any booking amount.
  • For resale, obtain the title chain, society or RWA dues, any sinking-fund arrears and the latest maintenance statement.
  • Compare carpet area, not only super area, and ask for every charge in writing (base, floor rise, preferred location, parking, club, GST, registration).
  • Visit at peak hours on a weekday and again in or just after rain to see traffic and drainage as they really are.
  • Check against registered sale deeds nearby, not only asking prices; asking rates on portals can run ahead of closed deals.

Our verdict

Sector 59 offers choice and reasonable rental economics, but a crowded pipeline means you should be selective and check delivery records and HRERA timelines. A ready home removes launch risk; for launches, compare developer track records before the brochure.
