Why are new 1 BHK flats hard to find in Gurgaon?

New supply has moved upmarket. Anarock says 62% of NCR's Q3 2026 launches were priced above ₹1.5 crore and 34% above ₹2.5 crore (Anarock, 8 October 2026). Many homes sold as one-bedroom units today are large serviced-style suites of about 1,000 sq ft, not compact starter flats.

The compact end comes from Haryana's affordable housing policy, which sets a capped rate. Reports put the Gurugram cap at ₹5,575 per sq ft of carpet area since March 2026; we did not see the official notification. Which new projects have 1 BHK flats in Gurgaon?

Ready-to-move and resale 1 BHK flats in Gurgaon

  • Sector 110: a 500 sq ft 1 BHK listed at ₹42 lakh on Housing.com, undated, as one sample of older stock.
  • Corridor ranges: one 100acress guide gives ₹42 lakh to ₹65 lakh on Dwarka Expressway and ₹38 lakh to ₹58 lakh in Sectors 92 to 95. These are a broker's averages, undated, so treat them as rough.

Is a 1 BHK a good investment in Gurgaon?

Check the rent before you decide. Anarock's average rental yield for Gurugram is 4.3% (via RealtyHunting, 27 September 2026), which is a city average and not a figure for 1 BHK homes. By our arithmetic, a 4.3% yield on a ₹1.62 Cr flat means about ₹7 lakh a year, or about ₹58,000 a month. Check what similar flats actually rent for nearby, and note the maintenance on serviced-style suites.

Resale buyers may also be fewer, since most families look for two bedrooms or more. Ask a local broker how long 1 BHK flats in that society take to sell. If you can stretch, compare with entry 2 BHK homes. Sector rates are at Gurgaon Property Rates 2026: Price per Sq Ft by Sector.

What should you check before buying a 1 BHK in Gurgaon?

  • Carpet area. A ₹1.28 Cr unit of 1,000 sq ft may have far less usable space than the headline suggests.
  • Type of unit. Ask if it is a flat, a serviced residence or a studio, and whether the home loan and the maintenance differ.
  • Sale rules. Affordable-housing flats can carry transfer limits, so ask before buying resale.
  • RERA record. Match the name, the tower and the RERA date on the HARERA Gurugram website.
  • All-in cost. Stamp duty is about 7% for a male buyer and about 5% for a woman buyer in urban Haryana (Square Yards state guide, 2026).
