Anarock's Q2 2026 report puts the Sarjapur Road average quoted rate at about ₹11,560 per sq ft and quoted rents at ₹33,000 to ₹46,500, indicating a deep rental market.

The corridor is also congested, particularly at the junction at peak times. Housing.com notes work has begun on a Sarjapur–Hebbal Red Line, but it is not operating, so plan for road commutes.

Price check

Listings quote a minimum of about ₹8,580 per sq ft in the original sales data and resale asks of about ₹14,600 per sq ft (for example ₹3.47 crore for a 2,378 sq ft 3 BHK; ghar.tv and Homznspace listings). Anarock's Sarjapur average is about ₹11,560, so a ₹14,600 resale ask is about 26% above the corridor average; the original rate is below it. Our catalogue's ₹65.37 lakh entry likely reflects a small unit or older data.

Because the builder's inventory is reported sold out, available units are likely resale. A resale price is the owner's ask. Check it against recent sale registrations in the same tower, and negotiate.

Developer track record

Godrej Properties reported record Q1 FY27 bookings of ₹8,651 crore, with Bengaluru contributing ₹3,798 crore, and delivered 0.9 million sq ft in the quarter (per coverage of its results by Realty n More and Investywise). For this project, the delivery question is settled by its ready status. Delays, RERA complaints or court matters specific to Godrej Reflections: none found in our search. For a resale, ask the resident association about the occupancy certificate, maintenance dues and any common-area disputes.
