You can still buy a flat in Gurgaon under ₹1 crore in 2026, but not a new branded one in the popular corridors. Real supply sits in three places: affordable-housing flats allotted by draw at a fixed ₹5,575 per sq ft of carpet area, older ready societies in value belts such as Sector 37C and Sector 92, and the Sohna and Dharuhera fringe. Each comes with a clear trade-off in size, age or distance.

Updated 13 October 2026. We read the ranking guides, the Haryana affordable-housing rate revision as reported by Outlook Money and PropNewsTime, and Square Yards' project listings for Sector 37C, Sector 92, Sohna Sector 33 and Dharuhera. Every price below is an asking or policy rate with its source; listings change daily.

Why are new flats under ₹1 crore so scarce in Gurgaon?

Developers have moved upmarket. ANAROCK data reported by Business Today shows over a third of NCR's Q3 2026 new supply priced above ₹2.5 crore, and city averages have climbed to the point where a 1,000 sq ft flat at ₹10,000 per sq ft already costs ₹1 crore before charges.

Even in Sohna, branded new projects have crossed the line. On Square Yards' Sohna Sector 33 page (September 2026), the average asking price was about ₹12,550 per sq ft, and projects such as Breez Flora Avenue 33 and Godrej Serenity started at about ₹1.07 crore and ₹1.12 crore.

Option 1: Haryana affordable-housing flats

Under the Affordable Housing Policy 2013, licensed developers build compact flats of 28 to 60 square metres of carpet area (about 300 to 645 sq ft) and sell them at a capped rate, allotted by draw. On 27 March 2026 the Haryana cabinet raised the capped rates by 10–12%, as reported by PropNewsTime and Outlook Money:

  • Gurugram: ₹5,575 per sq ft of carpet area, up from ₹5,000.
  • Faridabad and Sohna: ₹5,450 per sq ft.
  • High- and medium-potential towns: ₹5,050 per sq ft.
  • Low-potential towns: ₹4,250 per sq ft.

On our arithmetic, a 600 sq ft carpet flat at the Gurugram rate is about ₹33.5 lakh, and the largest permitted size of roughly 645 sq ft is about ₹36 lakh, before any balcony charge, stamp duty and other costs. The revised rates apply to projects where allotment has not been completed; applicants already in the queue must pay the difference or can withdraw with a refund, according to PropNewsTime.

This is the only realistic route to a new flat under ₹50 lakh within Gurugram. The catch is that you cannot pick your unit: allotment is by computerised draw, flats are small, and you should check the project's RERA registration, draw notice and possession schedule before applying. Resale of affordable flats after possession is priced by the market; for example, our Sector 70A guide notes resale asks of ₹74–85 lakh for one SPR affordable scheme (Sector 70 and 70A, Gurgaon: Buyer's Guide 2026 — SPR Resale, Affordable-Housing Premiums and the Water Question).

Option 2: older ready societies in value belts

The second route is resale or unsold stock in mature but less fashionable sectors. Two examples from Square Yards' project listings, accessed 13 October 2026, show what the bracket buys. Prices are listing ranges, not developer price lists.

  • Sector 37C (off NH-48 and Dwarka Expressway): ready projects including Imperia Aashiyara (2 BHK, about ₹32.9–35.2 lakh), Imperia Rubix (1–2 BHK, about ₹34.4–49.5 lakh), Ninex RMG Residency (1–2 BHK, about ₹39.4–55.2 lakh), Imperia Elvedor (1–2 BHK, about ₹41.2–56.3 lakh), Apex Our Homes (2 BHK, about ₹65.5 lakh), Imperia Aashiyara Phase 2 (2 BHK, about ₹80.8 lakh) and Apex Our Residency (2 BHK, about ₹83.2 lakh). ILD Greens and Piedmont Taksila Heights start just under ₹1 crore.
  • Sector 92 (New Gurgaon): ready projects including GLS Avenue 51 (1–3 BHK, about ₹37.6–77.5 lakh), SARE Crescent Parc Phase I (about ₹40–46 lakh), ROF Amaltas (1–2 BHK, about ₹40.5–74.6 lakh), GLS South Avenue (about ₹68–76 lakh) and Parkwood Westend (3–4 BHK from about ₹95.6 lakh); GLS Central Avenue (2–3 BHK, about ₹42–58 lakh) is shown as under construction.

Many of the lowest-priced listings in these sectors are affordable-scheme or compact units, which is why the per sq ft rate looks low. Ready status is the advantage: you can inspect the flat, the society and the occupation certificate before paying. Option 3: Sohna, Pataudi and Dharuhera

Further out, entry prices drop sharply. Square Yards gives Dharuhera an average asking price of about ₹3,050 per sq ft (data last updated December 2025), and Realty Hunting lists affordable-scheme projects in Sohna from about ₹30 lakh. Pataudi has affordable schemes too; see Pataudi Road, Gurgaon: Buyer's Guide 2026 — NH-352W, Pataudi Town Plots and What the Highway Delays Mean.

These are separate towns with their own job markets and civic services, not Gurgaon suburbs. Commutes to Cyber City or Golf Course Road are long, and social infrastructure in newer sectors is thinner. Our Sohna overview is at Sohna: The Affordable Frontier South of Gurgaon.

What are the trade-offs at this budget?

  • Size: most new or near-new options are 1 BHK, compact 2 BHK or affordable-scheme flats of 300–645 sq ft carpet.
  • Age: ready stock in Sector 37C and similar belts is often ten years old or more; budget for repairs and check lift and fire-safety upkeep.
  • Distance: the cheapest options are in Sohna, Pataudi and Dharuhera, with long commutes.
  • Plots and floors in unlicensed colonies may look cheap but carry approval risk; check the licence and, near the Aravallis, the land status (Buying Near the Aravalli in Gurgaon: PLPA, Forest Land and the Supreme Court — A 2026 Checklist).
  • Liquidity: compact and affordable-scheme flats resell to a narrower pool of buyers.

How do you apply for an affordable-housing flat?

  • Find open projects: draws are run through the Department of Town and Country Planning's process; check the project's RERA registration on the Haryana RERA website and the licence number on the developer's notice.
  • Read the eligibility rules in the draw notice. The original policy barred applicants who already own certain properties in licensed or HUDA colonies, as The Tribune reported in 2013; confirm the current conditions in each notice.
  • Pay only the application deposit stated in the notice, by traceable payment to the project's account, and keep the receipt.
  • After the draw, check the result yourself, and read the allotment letter for the payment schedule and possession date before paying further instalments.
  • Budget for the March 2026 rate revision: if you applied earlier and allotment is pending, you may be asked to pay the difference.

Ready or under construction at this budget?

Under ₹1 crore, ready homes usually offer more space for the money and no construction risk, because you can see the building, the society and its occupation certificate. The trade-off is age, older specifications and sometimes higher maintenance.

Under-construction options at this level are mostly affordable-scheme projects and a few compact launches in New Gurgaon and Sohna. They are newer but carry delivery risk, GST, and a gap of several years before you can move in. If you are paying rent meanwhile, add that to the true cost.

Who should consider renting instead?

If the only flats within budget are far from work or much smaller than you need, renting closer to the office for a few years can be the better call while you save a larger down payment. Our worked comparison is at Rent vs Buy in Gurgaon: An Honest 2026 Framework.

What does a ₹1 crore flat actually cost all-in?

Add stamp duty and registration (see Gurgaon stamp duty calculator), society transfer charges on resale, maintenance deposits, and, for under-construction homes, GST.
