Gurgaon was built by a handful of developers, and a new generation is now building its next corridors along Dwarka Expressway, the Southern Peripheral Road and Golf Course Extension Road. 'Which builder is best in Gurgaon?' has no official answer, so this guide sets out what eight established developers have delivered and sold, by their own filings and statements, so you can shortlist with facts.

DLF

Founded in 1946, DLF built much of modern Gurugram, from DLF City to Cyber City. Its website states about 32.6 million sq m (roughly 351 million sq ft) delivered. In FY26 it booked new sales of ₹20,143 crore, led by Privana North (over ₹11,000 crore) and The Dahlias in DLF 5 (₹4,800 crore). Godrej Properties

Godrej Properties was India's largest residential developer by bookings for the third year running in FY26, with record bookings of ₹34,171 crore, ₹7,410 crore of it in NCR. In Gurugram, Godrej Samaris on Golf Course Road contributed ₹1,248 crore in Q1 FY27, and Godrej Aristocrat in Sector 49 sold more than 600 homes worth over ₹2,600 crore at launch: Elan The Statement vs Godrej Aristocrat: Sector 49, Gurgaon Compared

Sobha

Founded in 1995 and known for building everything in-house, from design to materials, Sobha reported record FY26 bookings of ₹8,135.9 crore, with Delhi-NCR contributing ₹2,455 crore. In Gurugram it has delivered phases of Sobha City in Sector 108 and International City in Sectors 106 to 109, and is building Altus and Aranya.

Signature Global

Founded in 2014 and listed in 2023, Signature Global says it has delivered 19.2 million sq ft. It began in affordable housing, delivering projects such as Solera and Synera, and has moved upmarket: FY26 pre-sales were ₹8,220 crore at an average of ₹15,250 per sq ft, and its new launches include Tonino Lamborghini Residences in Sector 71.

M3M India

M3M has been one of Gurugram's most active developers over the last decade. It reported ₹13,000 crore of bookings in FY23, and said in 2024 that it had delivered all projects launched before 2019. Its delivered homes include M3M Merlin in Sector 67, and on our books M3M Latitude in Sector 65 is ready to move in.

Emaar India

Part of Dubai's Emaar Properties, Emaar India delivered The Palm Drive in Sector 66, a 37-acre community of 1,460 homes, and Marbella villas in Sector 66. Its Urban Oasis in Sector 62 sold all 424 homes for ₹1,723 crore, and Urban Ascent in Sector 112 has 816 homes.

Experion Developers

Experion says it has delivered 10 projects totalling more than 9.4 million sq ft since 2006, across Gurugram, Noida, Lucknow and Amritsar. In Gurugram it is known for The Westerlies, a low-density community in Sector 108, and Windchants in Sector 112.

Tata Housing

Tata Housing, a Tata Sons company established in 1984, built Tata Primanti in Sector 72 on the Southern Peripheral Road: about 36 acres of apartments and villas, designed by KPF, and now ready to move in (from ₹4.12 crore on our books).
