Updated 19 October 2026. We re-opened each company's results coverage and the Outlook Money market reports on 19 October. What currently ranks covers only first-quarter numbers and full-year targets. This article gives the second-quarter actuals, the Gurugram projects behind them, the price-per-sq-ft data, and what it means for a buyer shopping before Diwali.

The Q2 FY27 scorecard

Max Estates' figure includes its Noida projects, and DLF and Oberoi sell outside Gurugram too, so read the total as a signal of demand at these companies, not as a Gurugram market size.

  • Oberoi Realty · ₹9,149.69 crore (₹1,299.06 crore a year earlier) · H1 ₹10,199.57 crore (Whalesbook, 18 October 2026)
  • DLF · ₹3,800 crore · H1 ₹4,457 crore; FY27 target about ₹20,000 crore (Indian Opinion, 17 October; The Pioneer, 18 October 2026)
  • Max Estates · about ₹2,100 crore (₹156 crore a year earlier) · 274 homes · H1 about ₹3,200 crore (Grihik, 7 October 2026)
  • Signature Global · ₹1,830 crore · 454 units (226 in Q1) · collections ₹1,010 crore (Constro Facilitator, 12 October 2026)
  • Total: about ₹16,880 crore (our sum of the four figures)

Which Gurgaon projects drove the numbers?

  • Oberoi Three Sixty North, Golf Course Extension Road: Oberoi's first Delhi-NCR project, launched in late June 2026, sold 614 units for ₹7,891.14 crore in its launch period (Whalesbook, 18 October 2026).
  • DLF The Aureva, Sector 63, GCER: 172 homes on about 4.17 acres, sold out for about ₹1,985 crore (Business Today, 4 October 2026).
  • Max Estate 361, Sector 36A, Dwarka Expressway: ₹962 crore booked in Q2 and ₹1,747 crore in H1 FY27. Max One added ₹584 crore in Q2 (Grihik, 7 October 2026).
  • Tonino Lamborghini Residences, Sector 71, SPR: Signature Global credits its launch for lifting average realization (Constro Facilitator, 12 October 2026).

What is the average price per sq ft in new Gurgaon launches?

Company and consultant figures give a useful range, though they measure different things:

  • Signature Global average realization: ₹17,122 per sq ft in Q2 FY27, up 12.3% from ₹15,250 in FY26 (Constro Facilitator, 12 October 2026).
  • Gurugram average residential price: ₹13,350 per sq ft in H1 2026, per Anarock (Outlook Money, 18 October 2026).
  • Dwarka Expressway: about ₹6,032 per sq ft in 2021 to ₹14,180 in H1 2026, per Anarock (Outlook Money, 18 October 2026).
  • SPR: about ₹16,249 per sq ft, up 18.4% in a year, per Square Yards (Outlook Money, 18 October 2026).
  • Delhi-NCR primary average: ₹9,980 per sq ft in the September quarter, up 12%, the sharpest rise of seven cities, per Anarock (Outlook Money, 18 October 2026).

Is Gurgaon luxury demand still strong in 2026?

At the top end, the company numbers say yes for this quarter. Across eight cities, Knight Frank found sales of ₹2-5 crore homes rose 19.4% to 51,501 units in January-September 2026, while Delhi-NCR's overall sales fell 11% to 35,574 units (Outlook Money, 18 October 2026). Per JLL, Gurugram was 43% of NCR residential sales in Q2 2026 and its capital values grew 10% year on year (Outlook Money, 14 October 2026).

Put together: fewer homes are selling overall, but more expensive ones are, and a handful of large luxury launches account for a big share of the money. That is a description of the last quarter, not a forecast.

GCER, Dwarka Expressway or SPR: which corridor is selling best?

Each corridor suits a different buyer. GCER is the established luxury stretch near Golf Course Road; Dwarka Expressway has more large townships and the Delhi link; SPR sits between Sohna Road and GCER. Compare commute and possession date before price.

  • Golf Course Extension Road: the largest single-project figures this quarter, Three Sixty North and The Aureva, both at the luxury end.
  • Dwarka Expressway: Estate 361's ₹962 crore quarter, and the steepest long-run price climb in Anarock's data.
  • SPR: the highest average price of the three in the figures above (Square Yards), with Tonino Lamborghini Residences lifting Signature Global's realization.

What is coming next

  • DLF: luxury launches in Gurugram and Mumbai planned for H2 FY27, and a new 36-acre site on GCER with no launch date yet (The Pioneer, 18 October; Indian Opinion, 17 October 2026).
  • Signature Global: two large Gurugram housing launches in H2 FY27 with ₹10,000-12,000 crore revenue potential, one around Dussehra-Diwali (Outlook Business, 8 September 2026); it also added 194.22 acres in Farrukhnagar with about 6.77 million sq ft of potential (Constro Facilitator, 12 October 2026).
  • Max Estates: major residential launches in Noida and Gurugram in the current and following quarters (Propnewstime, 7 October 2026).

Is it a good time to buy in Gurgaon before Diwali 2026?

Diwali is on 8 November and Dhanteras on 6 November 2026 (Outlook Money, 18 October 2026). Fast sell-outs at launch mean less room to bargain on the hottest new projects. Ready and nearly ready inventory, and later phases of launched projects, are where negotiation is more realistic.
