First, pick your hub
- Outer Ring Road (Bellandur, Marathahalli, Hebbal stretch): took 52% of the city's office leasing in H1 2026, per Knight Frank. Homes: Sarjapur Road, HSR, Bellandur, Marathahalli.
- Whitefield and ITPL: the east business district. Homes: Whitefield, Varthur, KR Puram, Budigere Cross, Old Madras Road.
- Electronic City and Bannerghatta Road: the south. Homes: Electronic City, Hosur Road, Bannerghatta Road, Kanakapura Road, JP Nagar.

Anarock's Q2 2026 average for Whitefield was ₹10,850. The Purple Line runs to Whitefield, and the Blue Line along the ORR will link KR Puram to Silk Board.

Sarjapur Road and the ORR belt
Sarjapur Road is the most popular choice for ORR workers. North: Hebbal, Hennur, Thanisandra, Yelahanka, Devanahalli
The north is where activity is rising fastest: Knight Frank recorded north Bengaluru launches up 10% and sales up 11% in H1 2026. Its price ranges: Hebbal ₹7,800–15,000 (+11%), Hennur ₹7,000–14,000 (+10%), Thanisandra ₹5,700–13,500 (+6%), Yelahanka ₹6,300–12,700 (+18%). The Blue Line to the airport via Hebbal is under construction.

One thing to weigh: Knight Frank estimates the south has the most unsold stock, about 7.4 quarters of sales, so buyers have choice and room to negotiate. On Property Point, Electronic City and Hosur Road homes have a median starting price around ₹1.1 crore; Kanakapura Road around ₹1 crore. The west is older, central and well served by the Green Line.
