Most builder reviews are opinions. This one is a count. Every project a developer sells in Bengaluru has to be registered with the Karnataka Real Estate Regulatory Authority (K-RERA), and each registration records the completion date the builder promised, any extensions it later took, and the occupancy certificate or completion filing once the building is done. We read all of Assetz's registrations in Bengaluru Urban and Bengaluru Rural and put the dates side by side.

The short version: Assetz's record is close to the promised date on its recent projects and noticeably later on several older ones. The detail matters more than the headline, so it is all below.

The numbers in one place

  • 44 projects registered on K-RERA under Assetz-linked companies (APG and Assetz entities, plus a few joint-development partners).
  • 15 have a recorded completion: a first occupancy certificate, or a completion application on K-RERA.
  • 7 of those 15 finished by the date promised at registration; 8 finished after it.
  • Median: the typical completed project finished 0.3 months after the promised date, so very close to on time.
  • 29 are still under construction. 18 projects have passed their original promised date, and 10 of those took an extension.
  • 4 projects are past even their latest (revised) date with no completion recorded on the register.

Project by project: promised vs delivered

Delay is measured from the completion date promised when the project was registered, not the extended date. A negative figure means it finished early.

  • Assetz Marq (Bengaluru East): promised Dec 2018, first OC Jan 2019, 0.8 months late.
  • Here and Now (Bengaluru East): promised Nov 2020, first OC Jan 2022, 13.5 months late.
  • 38 & Banyan (Bengaluru East): promised Jun 2020, first OC Mar 2022, 21 months late.
  • Soul & Soil, Phase 2A (Bengaluru East): promised Oct 2023, first OC Apr 2023, about 6 months early.
  • Earth & Essence, Phase 1A (Bengaluru North): promised Jun 2021, first OC Jun 2023, 24 months late.
  • Earth & Essence, plotted development: promised Jul 2022, completion applied May 2024, 21.3 months late.

How to read this

Two patterns stand out. Three of the four completed projects registered in 2017–2018 ran 13 to 24 months late, with their construction spanning the pandemic years. Of the 11 completed projects registered from 2020 onwards, 7 finished on or before the promised date (several months early) and one was 0.3 months late. The exceptions are three North Bengaluru registrations (the two Earth & Essence plotted phases and Atmos & Aura), which filed for completion 13 to 21 months after their promised dates.

The four overdue registrations are worth asking about directly: Assetz 22 & Crest (revised to March 2022), Soul & Soil Phase 1 (revised to February 2023), Assetz Marq Building 2, Tower 5 (revised to August 2023) and Soho & Sky in Yelahanka (promised September 2026). The register shows no completion for them yet. That can mean the building is done and the filing is pending, or that it is genuinely late, and only the builder and the K-RERA page can tell you which.

Before you book an Assetz project

  • Open the project's K-RERA page and read the completion date and any extension orders yourself.
  • For a ready project, ask for the occupancy certificate. For an under-construction one, ask for the latest quarterly progress filing.
  • Compare the promised date in your agreement with the date on K-RERA; they should match.
  • Check which company is the promoter. Assetz registers projects under several APG and Assetz entities, which is normal but worth knowing.
