Ramapuram lies between Porur and the Guindy-Mount belt on Mount-Poonamallee Road. The Phase 2 Corridor 4 (Lighthouse to Poonamallee Bypass) runs along this Porur-Vadapalani-Poonamallee axis, and the Poonamallee-Vadapalani stretch was reported as the first operational Phase 2 segment (per the compiled reports we saw). Check which stations are actually open and how far the project is from them. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.
Jobs sit in the nearby Guindy, Porur and Manapakkam business belts (general geography, not a measured commute). We have not verified a project-specific school or hospital distance list, so ask for one.
Price check
JLL Homes shows an average of about ₹12,500 per sq ft (indicative asking). Magicbricks' Q3 2026 average for Ramapuram is about ₹8,923 per sq ft (as cited in our Chennai analysis), up 23% quarter-on-quarter on that portal's listing mix. That puts The Broadstone roughly 40% above the locality average. A premium is normal for a boutique, larger-format flat from an established developer, but it is a big gap and needs justification in specification and ready-to-occupy status.
Developer track record
Appaswamy Real Estates traces its history to 1959 and is widely credited with popularising apartment living in Chennai; one aggregator lists 58 projects including 38 completed, and more than 10 million sq ft executed (per GharPe, a portal summary we could not verify independently). We searched for RERA complaints, court matters and news about delays and found none in our search. As always, check delivered projects on the ground.
